On the plus side, it's a beautifully situated property, very nicely decorated, with tasty breakfast and good, caring service with a smile. On the minus side, there is no noise insulation in the room at all, you will get very loud environmental noises leech into the room from outside all day and night. Good staff and clean room

We enjoyed our stay here. The only thing that was disappointing was… I thought breakfast was included. It wasn’t until I went to check out that I found out it wasn’t when an additional $30.00 USD was charged to my credit card.

Excellent location. Room was nice and comfortable. One issue - the wash basin in the bath room did not drain well and there was blockage. As a result there was some smell coming off the bathroom. Shower door did not close well - as a result there was water leakage

Besides the long steps up to our room, this was a very pleasant stay for my sisters and I. The owner was very nice and welcomed us. The property has such a beautiful view. Just an excellent, excellent stay from start to finish in this historic Colonial building. Breakfast and dinner were delicious and the team really just was top notch and really cared about quality of food. The loft was a hit with the kids and the fine correction of loose tea was very much appreciated. We only stayed one night due to our itinerary, but would have loved to have stayed longer. The kids dipped their legs in the pool, but also didn't have the chance to swim due to time constraints....

It's a brand new hotel when I visit the hotel. I was amazed by the facilities and the overall quality of my room when it's compared to it's price tag. Excellent hotel, Nicely appointed rooms, great restaurant. The only opportunity to improve is the flow and water temperature. We had a tub with jets but could not use it because the water temperature was not hot enough and the tub could not even be filled due to low water force. The water was barely warm and uncomfortable for shower.

This hotel was one of the nicest ones we had in Sri Lanka and it was at a good price too! Totally worth the money, clean and modern. Speedy wifi and A/C. Funny, very helpful and polite staff too! It's a bit far off the city center but still walkable (20 mins).
