The house was very well stocked for a crowd and the game room was so great for all the kiddos. Was quite impressed with the rapid response for any questions.

We absolutely loved our stay! The home is well-equipped with everything needed for the beach and is very pet-friendly. The beach is very private. Thank you for sharing your home with our family.

Wonderful house right in the beach. My favorite part was sitting in the hot tub watching the waves roll up on the shore. Everyone loved the game room. Communication with the owner was easy and he provided several recommendations for dining ( we enjoyed the flagler fish company ).

Jeff was fantastic with fast responses and went above and beyond to make sure we enjoyed our stay. The house was perfect for our 4 generations of family and the beach felt private with the public access points further away.

We had a great stay, really enjoyed this house. You can't beat the view and the house, while starting to show its age, was still comfortable, clean and met all our needs. The pool table and arcade games were a hit and all the beach items we needed were provided and in good condition. If stairs are not your thing, this is not your house. But I'd happily climb them for that view.

House was absolutely perfect for our grandchildren and adult children. Beach was very nice. Game room was a huge added bonus. We never left the property. Would highly recommended this place. Thank you to the owners for sharing your place with our big family.

Excellent stay house

Place was clean, it is a little older, but everything was clean and accurate with the vrbo site. Beachfront was great. Game room was definately a plus for the group. Beds were clean and comfortable.

Great Family Vacation Home

We are a family of six with a small dog and this house had something for everyone! It is just a few steps to the beach and it is centrally located to restaurants and shopping. When we were not enjoying the beach or heading out to eat, we had fun playing video games and shooting pool. The house was very clean and the owner and property manager were very responsive and easy to work with. We hope to get back for another trip soon!

Out the back door, toes in the sand!

The air conditioner worked GREAT at this house. This house is not for anyone with mobility issues because of the stairs. The boys loved the game room and they stayed out in the ocean. It has a hot tub but in July it is a little too warm for that. Everything was clean. We enjoyed our stay. The ceiling fan up in the loft bedroom made loud clicking noises randomly but everything else was great.
The beach is wonderfully uncrowded!

Landscaping overgrown and not cared for makes the place cheap looking. Hole in ceiling where plumbing was done. Down stairs shower no hot water. Roaches in kitchen as well as well as some millipedes. Cold air vent in children’s bedroom was unable to shut. Exposed wiring by outside control box. No beach umbrellas available, had to request. Patio umbrella broken. Beach chairs as well as patio umbrella in disrepair. Railings to beach needs sanding (grandson got splinter). Some wall outlets not “connected”. Boards on hot tub to keep on, suggest straps.Suggest larger trash cans. Putting course in bad shape and the kayak needs a drain plug. Last day the shade to the sliding glass doors broke. We have stayed in beach houses from St. Augustine to Vero beach an in the Pensacola area and this is the worse one. For the money it is definitely not worth it. Additionally you list it for occupancy of 12 and the fire code only allows 10 occupants!I expect you to consider this and the other promotions you put forward for some compensation prior to proceeding further.I am fully considering Arbo as equally responsible for promoting a property not fit or ready for occupancy! Feel free to reach out! I have photos if needed!

Only the view was great

Pros: Beautiful View from deck Nice Ocean Access Nice TV's, video games, DVD library Cons: Musty smell, outdated all around. Found roaches in house. Large lizard in bedroom. Outside yard area half dead, half overgrown. Furnace closet was filthy, may be why it smelled so dusty/musty Furniture chipped and warped tables. Many outlets not working Overall was not pleased. Expected a really nice home when paying over $3000 for 3 nights, this was not that! Way overcharging for what you get.

Good house

The house is a good house for family’s to relax and share time together. Over 100 dvds in the living room, The TVs are all smart with logins. The dining room table turns into a bumper pool table which was mind blowing the to the kids. Video games were initially fun but turned out we’re not used very much. The terminator game had a broken gun, so one player, the air hockey hand stick was missing the felt underneath causing it hard to slide. Things I wish I knew: Grass is dead so no playing in the back yard. Hot tub is nice but heats up to 104, Luke warm It will be to cold in the fall and winter months. The beach is very steep at the beach house; causing the waves to crash hard close to the beach. With a strong under tow the parents got into the water at our knees and were very nervous. We went to a beach 12 miles north, and were able to get into the water and allow the kids to play in the water / sand and ride waves.
