The Space:
Welcome to Burnt Mill, a woodland haven for large families and nature lovers, just 6 miles from downtown Chattanooga!
Tucked into secluded wooded acreage at the foot of Lookout Mountain, this Contemporary Craftsman home has ample room for large groups of up to 16 guests, with amenities and fun for all ages. The large, covered front porch beckons you into the open, airy three-level living space. The multiple cooking spaces welcome all guests to be included in the family time. On the main level is a newly appointed living, dining, and kitchen area. There are three bedrooms on this level featuring queen beds and a full bath and laundry.
Upstairs, you will be amazed at the sprawling game area with ping-pong, pool and foosball tables, TV, kitchenette/bar, and half-bath. A generous master bedroom adjoins this area, boasting a king bed, double-queen bunk beds, and huge walk-in closets. The master bath features a shower and a whirlpool tub.
In the basement, you will discover a movie area with overstuffed beanbag chairs and twin-size bunk beds & a sofa bed. Another bedroom with a queen bed. This level also has its own full kitchen and laundry. There is plenty of space to enjoy time together or to spread out and have privacy.
At the rear of the estate, two levels of exterior covered decks look out on the pool (pool will be closed and winterized mid-October through mid-April) and back yard with a hot tub just steps from the back door. Don’t forget to explore the acreage, especially the rewarding ridge-top overlook that awaits you just a short hike up the hill.
The location offers easy access to the excitement of downtown Chattanooga just 6 miles away and many other points of interest, outdoor adventures, and sightseeing. Less than 6 miles to Ruby Falls, and less than 7 miles to Lookout Mountain and Rock City. Hiking and mountain biking trails abound with enchanting passes surrounded by intriguing rock formations, mammoth hardwoods, and phenomenal overlooks.
The entire home is for your private use with an easy self-check-in process to accommodate various arrival times. Ample parking is available in the 5-vehicle carport, the circular drive, and beside the house.

We had a wonderful stay. The house is very spacious, clean, and comfortable—perfect for our large group with people of all ages. The location is also very convenient, making it easy to explore places like Cloudland Canyon, Chattanooga, and nearby hiking trails.
We had 10 people stay very comfortably and had a wonderful time! Everything was as stated and we were all very comfortable!

The positive is that if you need a large house close to all attractions this house meets that requirement. We were disappointed that the hot tub was broken on our weekend trip. The area is a little run down but no one bothered usand you are on a hill out of the way.
This is the second year my family has spent Christmas in this house. The place is well kept and spacious enough for all my kids and grandkids. The house has a gameroom with pool and ping-pong as well as a hottub which ensured everyone had something entertaining to do. We hope to be able to spend next Christmas there as well.
The house had enough space for our 3 families. Plenty of games to play for the kids. Great location to lots of places to visit. Kitchen was mostly stocked with everything we needed. Wish they had a working gas grill.
This property is BEAUTIFUL! The house's location is tucked away but easy to get to main roadways. It had all amenities + a pool table. Big beautiful magnolia tree in the front, rocking chairs. Literally 3 floors each had bathrooms, 2 of them had microwaves and fridges lol. It was genius and a great stay. Great for a peacefull retreat. Will choose this location again if we are back.
We booked this cabin for a quiet couples getaway. The property was beautiful! It would be nice to have curtains in all the windows (one of our couples said they could see us in the window upstairs upon their arrival). There were planks of wood on the front porch, paint tools left out in the open on back porch to as well; as if work was being done. But the location was private and really nice. The 3 fridges were a big help. We will definitely come back.
Our experience couldn’t have been better. My large family gets together every year for Christmas and this has been by far the best space we have experienced for our needs. The hosts were responsive and went above and beyond to make sure we had the best experience. We had an issue with a broken bed and within hours they were there to fix the situation, not only setting up the new bed but replacing the linens as well. The maintenance guy was so friendly and in and out without any issues. We will be back next year to what we have lovingly dubbed the “Christmas House.”Thank you for making our family time together extra special.
Posted pictures were a good representation of this property. We had plenty of room for our group. There were a couple issues with the hot tub and a leak under the main kitchen sink during our stay which were taken care of promptly by property mngmnt.
I would recommend hair dryers be placed in the bathrooms. The gravel driveway up to the property had several deep pot holes which were rough to navigate. Would love to see more spices in the kitchen. Overall, we were happy with our stay and would stay there again.
The location is great! You are not far from all that Chattanooga and Lookout Mountain area have to offer. The house is spacious with ample ways to stay entertained or relaxed. There are some issues that need attention/repair such as flooring, doors sticking, humidity/water damage, etc and the main kitchen could use some more dishes and utensils. Overall, we had a great time and enjoyed the pool, hot tub, ping-pong, and pool tables. There was a maintenance issue that needed attention upon our arrival and communication was easy and help arrived within 20 minutes.
We had a great stay at this hillside home. Pulling in, the driveway is a little rough but if you stick to the far left of the drive its not as bumpy. The house had plenty of room for 4 adults and the 3 teens/children we had with us. The kids took adantage of the pool, and we loved the hottub. The light to the downstairs porch flickers though, so we kept it dark. Oh, and if you see the black and white cat, don't be fooled by it's inital sweetness. It rubbed against me and wanted pets,but when I did it bit my hand.The best part is that its located pretty close to everything. We loved going to Rock City and Ruby Falls. Our favorite restaurant was 1885......
This house was a great find for us. We had a total of 3 families during our stay and there was PLENTY of room and activities for everyone!
Property mgmt was very quick in their response to help with an issue with the A/C not cooling properly.
The only issue we had was the cleaning crew didn’t seem to do a great job. (laundry left in the dryer, wet towels hanging over the railing and dirty mop bucket left on back porch)
I wasn’t able to find any cleaning supplies to wipe down counters or anything during our stay.
Other than that this is a great house for large groups.
Needs a little TLC. It was just two of us: my husband and I and we enjoyed staying here. Plenty of beds if you need the room. 3 separate bedrooms downstairs and 1 bedroom with 3 beds upstairs! Home was close to hiking, all the tourist attractions, and downtown. No mold seen as others stated but a couple cracked floorboards could definitely cut your feet, those should be addressed. Broken bumpers on pool table made for some sad games but we still had fun….and ping pong too! The hot tub was wonderful after very long days of walking. We dipped our toes in the actual pool - too cold for us! Decks are so pretty. Moon and stars at night a delight. Very quiet. Driveway up to the house needs deep holes filled in. Drive slowly!! A car with a low clearance will not do well. Some critters, that’s expected, but finding mice poop on the kitchen counters every morning was NOT! Exterminator needed. Overall a nice place needing a few minor upgrades to be a great place.
At arrival we were met by a HVAC technician claiming to be checking the system to verify it’s working properly. Which wasn’t a big deal just more surprised. But after getting settled in the house was dirty, after watching the cleaning even leave. There mold on the ceilings and in the bathrooms. We also saw multiple roaches throughout the house! Very limited towels for bathing and not any for the pool or hot tub. Very disappointing for the amount we paid and miles we drove.
The house was beautiful but when we arrived we found several things in end stand drawers, and underbeds.The back porch was also quite dirty when we arrived and there was a dirty dish in the sink. Other than all of that we had a very enjoyable stay!

Large home on a Mountain
Beautiful home till you start looking at the fine details. There were serveral things thats needed to be addressed, hoping they are fixed for next tenents.
We stayed here for the weekend and it was everything we hoped for! It was clean there were plenty of fun activities to do with the pool table, hot tub, Ping-pong, and easy access to downtown Chattanooga. I would highly recommend this for anyone wanting a place to stay while visiting chatt.
The property is very beautiful and the kids had a blast with the pool! There were a few things that needed addressed but the owners were very responsive and helpful. Definitely would stay here again.
