Nice and clean and lovely friendly host tramlines right outside so noisy with window open but also covenient for travel not to bad if window closed rooms at rear of property would be a lot quieter and look into a lovely garden . Host also had a little dining area with coffee and biscuits nice touch . Room beautiful and clean and good bed and host helpful with local attractions and facilities.

Enjoyable stay

Franco was amazing. We arrive late in the evening and he was willing to stay and wait for us. The next day he helped us arrange a Vespa tour around Tuscany and he requested a taxi for us for our departure early morning. He made himself available 24 hours. It was a very enjoyable stay.

Franco was the best!!! He was very welcoming, he met us on-time for an early checkin, gave us very good all-around recommendations (scenic hikes, museums, local fave restaurants, transportation options). The room we stayed in was very clean and although it’s on the street side (not garden), it’s still quiet, relatively speaking, once you close the windows. It took me only 115 steps (I counted them) from their front door to the platform of the street car that takes you straight to the airport. It was a very convenient 20-min ride and cheapest option for a reliable way to get to and back FLR. It’s also short walking distance to SMN train station and to the center. They have a coffee/tea/cookies serve-yourself area that is accessible at anytime. I love the electric kettle which made it so very quick to make myself a cup of hot tea every night before bed. I would definitely stay here again. Thanks Franco!

The staff was definitely 5 of 5 stars. Very helpful and hospitable. The property however needs some major renovations. Very old property inside and outside. The place smelled musty and they cover it up with overwhelming room scent. The bathroom is the only renovated thing about this place. It’s about a 10 mins walk from S.m. novella. So convenient. They have snacks and water/tea for you but to call it an B&B is misleading.

A real gem!

This is a lovely B&B just north of the center of Florence next to a tram line that takes you close to the main part of Florence, and north directly to the airport. Access is on the ground level of the building, which is a plus for those with heavy luggage. Our room was large with beautiful Renaissance style furniture. The foam mattress and pillows were very comfortable. The rooms are immaculately clean with tile flooring ( marble in bagno), a Smart TV with access to Netflix, YouTube, etc without needing to use your own account made it a real treat to relax after a full day in Florence. The modern split style air conditioner is extremely efficient and very quiet. I was so pleased that the owners of this B&B thought of everything in the room that would meet the needs of its guests—including a small refrigerator. Last but not least, the staff is wonderful and a pleasure to interact with. Marta helped us with many things, including arranging a taxi for us to pick us up very early on a Sunday morning to get to the airport. This place is a real gem. We look forward to staying here again when we next return to Florence!
