the property was clean and warm, staff very helpfull, without a captive audience the property would have been retired many years ago. the price was based on the area's popularity not the condition of the hotel or facilities.

A lovely couple of nights at Franz Joseph Top 10. We had a family cabin for 3 of us that was very spacious, had lots of light and was very clean. Communal kitchens and bathrooms were also in excellent condition.

Stayed here for two nights in the 1-bedroom motel - there were two rooms, with one bed in the kitchen/living room area, which was nice. Everything was clean, and the kitchen had the basics needed. We didn't use any of the property amenities, but they had bikes and a spa for rental.

Very nice lodge! Stayed at a studio, which was clean and comfortable. I only had one neighbour, but the lodge is not very soundproof, so I could hear their conversations until they went to bed at 10pm (which was ok). Nonetheless, I would book again - very easy parking and comfortable bed.

A cabin within a caravan park. Small bathroom, and nowhere in the room to wash dishes, but okay by Holiday Park standards. Thin walls. Guy next door snoring and snorting, so put the classical radio on low as background distraction.

I think this business is still struggling with post covid staff shortages. Not their fault. Staff are friendly and competent. This place is old and tired though, and just can't compete with Airbnb for quality and price. Backpackers and caravanners would be well catered for, however.

I chose this place initially for the price. Franz Josef is very expensive and this place is at the cheaper end, though still not cheap compared to other locations. I was a little apprehensive. I’d stayed in holiday parks before, but this place was much more homely. I chose a room with an en suite, happy to pay more not to have to share. In the end everything was fine. Yes, the rooms are small, but for one person for one night, it was fine. I don’t think people come to Franz Josef to sit around their rooms all day. I’d certainly stay there again if I were in the vicinity and can recommend it as an economical option.

The heater didnt seem to be working properly so the man came over quite quickly and it went well after that. We didnt have milk in the fridge like we were told and once again the man bought us some. After that we discovered the light in the kitchen wasnt working couldnt ask him to come back again

Site was well maintained easy drive to town. Staff very helpful and friendly. Property outdated for what you pay. Could do with good airing as strong smell of cooking spices musty on arrival.
