These condos / Townhouses are only about 3.5 miles from the Rocky Top Sports World complex in Gatlinburg and many other attractions. If you are traveling with more than one family, we have other properties available all in the same complex, most in the same building. Have your own unit but still be only steps away from your other travelers.

Highland Village Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON SMOKING cabin.
3. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. PAYMENT – A 50% deposit is required upon booking this property. When booking you automatically agree to these terms. The remaining balance is due 14 days before check in,
5. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six
(6) persons. An additional charge or $20.00 per person per night for guests in addition to six (6) will be assessed.  THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool towels. We do not permit towels or linens to be taken from the units.  Please put dishes in dishwasher before you leave and take all trash to the dumpster out front.  An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
14. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest.
The day that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.

We loved our stay at Highland Village! The location was perfect - being on the east side of the parkway made it easier to avoid the heavy Gatlinburg traffic. We spent quite a bit of time hiking in the Smokies - highly recommended! Walt provided the basic supplies needed for our stay at the condo and there was a grocery store a couple of miles down the road. We loved the rocking chairs on the balcony and even had a chance to see the fireworks from the balcony for the 4th of July. We have stayed at quite a few rentals over the past 20 years and this one was at the top. It was perfect - I wouldn’t change a thing. Walt had a backup plan for his backup plan. The battery died on the door lock as we were leaving for a hike - no big deal, but we didn’t want to leave the condo unlocked. He was ready with an alternative way to lock the door and we were very pleased with his concern for us and dedication to solve the problem so we didn’t have to wait. I have never had anything fixed that fast before! Thank you Walt!

Spacious, clean, close to attractions
We were pleasantly surprised at how beautiful this property actually was. I’m always nervous booking places and I had no reason to be with this one. It was a lot bigger than I imagined. I didn’t realize it was two stories - so be mindful of that if you have someone with mobility issues as all bedroom are upstairs. We stayed in D201 and it was perfect. Two balconies which is nice for when my husband was sleeping I could have my coffee on the balcony off the kitchen and not worry about waking him. My husband saw a bear on our last night and we saw chipmunks. There is a grocery store to the left and down the road a short distance so it was nice being able to make breakfast in the mornings before we headed to the main attraction road to the right. If we ever make it back to Gatlinburg again we will definitely be booking here again. Walt was quick to answer and very accommodating when I called with questions. Great place!

We were very pleased with our unit. The master bedroom was spacious and everything was clean. The mattress was comfortable and we slept well. There was lots of room throughout the unit for storage, if needed. Bathrooms clean and always had hot water for showers! Kitchen very nice, clean and ready for us to use with plenty of storage space and prep space for the cook! Appliances all worked well. I liked having the washer & dryer there for our use as needed. Appreciated the half bath downstairs on main floor. We had occasion to call the owner one time and he was easy to contact and helpful. A lovely unit and relaxing there! Peaceful and quiet yet easy to reach from Gatlinburg and the park. Thank you!

The property was exactly as described. Everything was clean. Great location right outside of the busy life. Close enough to all the attractions but far enough away to be quiet and peaceful. Modern Spacious condo with lovely balcony view
We showed up at 8pm and the door lock would not accept the code we had been provided. Fortunately, Walt answered the phone and provided us the master door code which worked for the remainder of the visit. Towards the end, the batteries in the lock died and would not lock from the outside. The place is nice and spacious. 2 full baths. There were long hairs on the floors from a previous tenant. The place needed a good sweeping; otherwise it was very nice.

We had a wonderful time here. The location is close to downtown and the surrounding areas. Condo was spatious, clean and had everything needed for our stay. I really appreciated the handsoaps at all the sinks. Its a small detail but im normally having to purchase thwm anytime we go somewhere. We never located the hot tob that was advertised, but we never asked either - so thats on us. It was a wonderdul trip, Walt was accommodating- we will be back.

Great location!
Nice location! Near the free trolley route, so you can save the $20 parking lots in town will charge you each time, but out of town enough to feel quiet. Spacious, bright and pleasant. Conveniently laid out for families with several small children; none of the beds are in common areas - the second bedroom actually fits four kids and all their stuff comfortably. The one thing to be aware of and come prepared is that this space is quite minimally equipped. Some things you’d expect in a hotel room, like an ironing board or coffee filters being provided for a non-standard-sized coffee maker, weren’t present, and the kitchen (which is so large and nice for a vacation rental!) has just the bare necessities. This is not a big deal if you know to plan for it - I would definitely stay here again. Checkin and checkout were easy and host was very responsive to questions.

Perfect and close to strip
What a great property for staying close to the Gatlinburg strip. Very spacious townhome with 2 bedrooms upstairs and large kitchen/family area downstairs. Only about a mile from the strip and close to most everything. We will definitely be staying here again on our next trip.

My family and I celebrated my 60th birthday. These accommodations were perfect, we could not have wished for more. The rooms were clean, spacious, comfortable, and the views spectacular. The location provided us access to all the events, activities and local restaurants. Do try Old Well restaurant the food was absolutely delicious we went twice, the service outstanding, it was worth the wait( you’ll take a doggy bag with you). We’ve already decided to return with a larger family group next year. It’s a stay you’ll never forget!

Good Home Base near Gatlinburg
My family and I enjoyed this condo. We were surprised at how busy downtown Gatlinburg was (wall-to-wall people and heavy traffic) and it was great to be able to escape to this condo which was just a few minutes outside of town and in a small, quiet setting. What we liked about the condo was the layout, and it's location. It was just off the main road to get to Gatlingburg or go opposite to the GSMF, Green Cove Springs, Roaring Forks Nature Trail, etc. It was also close to the Food Lion Grocery Store. And you can walk to a great little ice cream shop (Mad Dog's), the Alamo Steakhouse, or Le Conte Tapas. Pidgeon Key is about 30 minutes away, Townsend 30-40, and Cades Cove 45 or so. White Water Rafting and River Tubing are also about 30-40 mins as well. In short, you can't beat this condo's location! What could be improved - the wifi was pretty spotty, especially upstairs. Tip - you can walk or drive a short distance to the Trolley stop to get into Gatlingburg without driving or having to pay $20 to park. Note: This is a review of D202 since D201 wasn't ready at the time of check-in, but the property manager Walt quickly switched us next door. Thanks, Walt!
