The Studio at the Inn at High Falls

Simply elegant studio located at the Inn at High Falls, lovely restored perfect for a single traveler or couple! The studio is located on a ground floor of the barn which is perfect for people who cannot handle stairs very well. It is one of three self contained units on the property. There is a main house and carriage house. The carriage house contains the studio on the first floor and loft on the upper floor. The cozy space has a mini frig, microwave, and coffee maker. Also, the studio comes with access to the shared back yard. Anything else you need, just let us know!

We loved our studio — it was cozy, charming, and fit our needs perfectly. Frank went above and beyond to make us feel comfortable, and his hospitality really stood out. Everything was spotless and well-kept, and we had everything we needed for a relaxing stay. The location was convenient, the space felt welcoming, and little touches made it even more enjoyable. Place is exactly how it looks! Great location between New Paltz, Kingston, Woodstock. We unfortunately had inconsiderate neighbors that forced us leave early, but Frank was incredibly gracious and made it up to us. Would stay again.

High Falls Retreat

Perfect spot to rest our heads after exploring lovely Ulster County! Fridge, Microwave, Complementary Coffee and Water all a plus. Picturesque garden enhancing the property.

Weekend getaway

Cute little studio with good restaurants and hiking trails nearby. Pictures accurately represent. Only complaint was that the thermostat didn’t seem to actually be connected to the heating in the room so we weren’t able to lower the temp.

Quick trip

Place wasn’t what we expected. Very rundown. No heat or hot water. The water and coffee promised was nonexistent. No tv instructions. Couldn’t get it to work. Called the owner 2X no response. Bed was very comfortable.

A Couple of Small Things

First I want to say the owner was very accommodating. We had to change our dates twice due to bad travel weather, namely snow storms. The bed was very comfortable. The two small things I want to mention are that the towels in the bathroom really need an upgrade, and if you have sensitive hearing the vent system blower might call for ear plugs.

Weekend stay

We stayed at this house for a weekend to attend the annual Ukrainian festival which was only 10 miles down the road. We were gone most of the day , but the house and location was just perfect for our needs. It had a fridge, coffee pot, microwave and water cooler with fresh, clean and cold water. The studio was very spacious for two people. The only suggestion I have is to bring your own bath towels even though they were provided. Finally, the barn is adorable. Thank you, Frank

Great communication with host. Stayed one night for event at Arrowood Farms (only 10 minutes away). Clean , nicely decorated studio with plenty of light. Lovely yard. Close to all local attractions and dining. Large shower. Great towels and toiletries.TV and A/C worked well. Appreciated the drinking water.Really cozy studio. Has frig, microwave and coffee maker.(also iron and hair dryer). A fabulous stay, although water pressure was a little low, but certainly not a deal breaker. Had people staying in upstairs but we did not hear them. There were also people renting the house on the property but there was plenty of parking. Comfortable stay in great location.

Host canceled because the water to the house wasn’t working, we were all ready to go and so looking forward to it. The host gave us a refund but vrbo took $68. non returnable. We are both widow and widower and have and have tight budgets at the loss. The host was very gracious and felt horrible about the situation Lynne and Lou

Converted Barn

This is a one room converted barn in a rural setting. It’s comfortable and warm enough but could use some updates. The main problem we encountered was a foul smell in the bathroom. Not sure if this is an ongoing problem or if it was a one time thing which has been addressed.

This property is in terrible condition. The couch is full of rips and tears, the caning on one of the chairs is entiry ripped so it is unusable, no water pressure in the shower, theshower doir sticks in its track, there is an odd odor in the place, and the paint is bubbling off the walls in the bathroom. Communication with the landlord was terrible. We had to call Verbo to intervene when we got no check instructions and despite two phone calls the landlord never got back to us when we had questions about early check-in.

The worst place we’ve ever stayed

The place was dirty, we had to remove the quilt from the bed as it was disgusting. I caught a cockroach in the bathroom. The shower was dirty and we ran out of hot water after one shower. The coffee pot malfunctioned. The mattress nearly killed us. The toilet seat was not secure. The upstairs quest had loud barking dogs who woke us in the middle of the night. There was no place hang clothing. Overall I’d like to have the $100 cleaning fee removed. The owner surely will not argue with me. I can be reached at 781-697-4157. Elizabeth

Arrived at the property after check-in time and found the room unprepared - bed unmade, dirty towels in the bathroom and a broken wine glass on the table. Called the number provided and got re-located to another space on site which was available. Unfortunately, the space did not have any towels and the call to find out what to do was not answered or returned. Got towels from the other unit, but they were threadbare and skimpy. Otherwise, it was a well equipped space in decent shape, although not sure we would return if in the area again.
