Spend the morning beside the heated pool, explore Nantucket`s beaches in the afternoon, and gather around the outdoor fireplace as evening settles in.

Completed in 2016 on 2.45 acres in Tom Nevers, this private estate borders Nantucket Land Bank conservation land. A six-bedroom main house, three-bedroom guest cottage and separate garage studio provide accommodations for up to 20 overnight guests, with interiors by Trisha Wynn Designs.

A year-round heated pool, hot tub, outdoor kitchen and enclosed cabana bring everyone together, while separate living spaces and private decks give guests room to unwind. The grounds also host approved celebrations of up to 75 attendees, subject to event terms.

THE PROPERTY
The 5,088-square-foot main house spans three levels connected by a glass-enclosed stairwell, with shiplap detailing and views across the pool and gardens.

The first floor includes a dining room seating 10, a kitchen with a 48-inch six-burner Wolf range, Sub-Zero refrigerator and island seating for four, a bar with wine refrigerator and ice maker, and a living room with a wood-burning stone fireplace.

The first-floor primary suite features a king bed, ensuite bathroom, linear gas fireplace and sliding doors opening directly to the pool. A second king bedroom sits beside a full bathroom.

Upstairs, a second living room opens onto a large deck overlooking the grounds, with a built-in reading nook and three king bedrooms.

The lower level includes a lounge and TV room, a king bedroom with built-in storage, an office nook and a full bathroom. Exterior stairs provide access to the grounds.

OUTDOOR LIVING
The 20-by-36-foot gunite pool and hot tub are heated year-round and set within a bluestone terrace, surrounded by lawns and professionally tended gardens.

A covered outdoor living room features vaulted ceilings, a masonry wood-burning fireplace and lounge and dining seating. The outdoor kitchen includes a grill and sink, with a built-in bar seating eight.

The enclosed cabana offers a TV lounge out of the sun, with a half bathroom and outdoor shower nearby.

A covered dining terrace off the main house seats 10, with additional decks and porches throughout and an expansive lawn for games and approved gatherings.

Bikes, beach chairs, umbrellas and beach towels are provided for the whole group free of charge. Just ask.

BATHROOMS
The main house includes five full bathrooms. The primary suite, the upstairs vaulted king bedroom and the lower-level king bedroom each have private ensuite bathrooms. The second first-floor bedroom has an adjacent full bathroom, and the two remaining upstairs bedrooms share a bathroom.

The guest cottage includes two full bathrooms and a half bathroom: the upstairs bedrooms share one with a walk-in shower and jetted tub, and the lower-level bedroom has one on its level.

The garage studio has a full bathroom. A half bathroom and outdoor shower serve the pool and cabana.

The three-bedroom guest cottage offers its own living, dining and kitchen spaces, along with a second lounge with a TV and stereo, ideal for extended family or guests who prefer additional privacy.

The garage studio features vaulted ceilings, four twin beds, a full bathroom, a kitchenette and a private deck overlooking the pool.

PRIVATE EVENTS & CELEBRATIONS
The estate can accommodate approved celebrations of up to 75 attendees, with overnight accommodations limited to 20 guests.

The grounds suit rehearsal dinners, milestone birthdays, intimate weddings, family reunions and corporate gatherings, with lawns and terraces for ceremonies, dining and cocktail receptions.

A separate event fee applies in addition to the rental rate. Inquire with your event type, date and attendee count for pricing and our preferred-vendor list of caterers, planners, florists and tent providers.

Concierge services are also available for private chefs, grocery stocking, housekeeping, reservations, transportation and in-home wellness, subject to availability and additional charges.

All events are subject to advance written approval and the requirements below.

PARKING
Two-car garage plus on-site parking for 6 to 8 cars. Parking arrangements for approved events should be coordinated in advance.

RENTAL AGREEMENT
A separate rental agreement is required and will be sent electronically after booking. It must be signed within 72 hours of receiving the initial invoice and before check-in. It covers payment and cancellation terms, house rules, damage responsibility, additional charges, and dispute resolution, including arbitration. Failure to sign may result in cancellation under the applicable booking terms. A responsible signer aged 25 or older is required, and valid identification may be requested.

EVENTS AND GATHERINGS
Gatherings exceeding 20 people, or involving hired vendors, catering, entertainment, or amplified music, require written approval at least 30 days in advance. Approved events exceeding 20 attendees carry a fee of $50 per attendee above 20, with a $1,000 minimum. Vendors must carry at least $1,000,000 in general liability insurance.

Outdoor event activity and amplified sound end at 10 PM. All events end at 11 PM. Approval does not permit exceeding the property`s authorized occupancy.
