About this property

Toad Hall Swilland, a beautiful, 5 bedroom country residence surrounded by Suffolk countryside

  • Toad Hall Swilland is a charming 16th century, five bedroom, Grade 2 listed oak-beamed house surrounded by fabulous wild gardens. The dog friendly house, which sleeps up to 10 is located outside the village of Swilland in Suffolk, which is within a two hour drive of London.

Atmospheric and beautiful, Toad Hall lies in the Suffolk countryside. Please enquire if you want other than a Friday to Friday or Friday to Monday stay. This is a truly rural area with lots of farming and little traffic on the narrow lanes.
Set within 2 acres of gardens, this very spacious Grade 2 listed timber framed house, complete with inglenook fireplace, accommodates 10 comfortably in 5 bedrooms. If required there is also a blow up single or double sofa bed, which can be placed in the third reception/games room. Children and well-behaved dog (on ground floor only please) welcome!

The house is well-equipped with all modern conveniences among a wealth of exposed timbers. There is even an original back secondary staircase, which is very quaint. The house is centrally heated and also has a log burning stove in one of the sitting rooms. You should be warned that it is an old house and the staircases, whilst delightful for most they are possibly steeper than you may be used to and may not be suitable for someone with a disability. However, one of the double bedrooms is on the ground floor opposite the shower room (with WC) across the large sitting hallway.

Within the village of Swilland and only a 15 minute walk from the house is a lovely award winning good food pub, which now does take away too! The nearby ancient town of Woodbridge on the River Deben has super antique and book shops as well as swimming pool and bowling alley and the river Deben for boating or walking beside. The area is full of villages with good pubs, sites of interest (we particularly enjoyed Sutton Hoo and Helmingham Hall gardens) and riding, golf, fishing etc and the nearest beaches at Aldeburgh and Hollesley are just a 30 minutes drive, with others all along the coast from Frinton to Walberswick and Southwold.

If bringing a dog to the property, please notify us ahead of arrival. There is an additional charge for dogs at this property. If bringing more than one dog, please check before booking that multiple dogs are accepted.

Toad Hall

Toad Hall is a very old Lady and has its quirky bits like any property that has stood for so long, however this is truly part of its charm. We managed to arrive just as the house keeper was leaving so we were given a tour of the place, which was a kind and unexpected bonus! As a result we did not have to touch a thing, as everything from the heating to the freezer had been switched on. The heating was perfectly adequate for all the family and we didn’t need the main fire despite the weather outside. All the white goods seemed to have been newly installed and the bedding and beds were perfectly comfortable. There are one or two tired areas particularly the kitchen cabinets which have been in the property a long time by the look of them, as have the sofas. We didn’t get the best of the weather whilst staying and as such the garden was very boggy and in places there was a lot of standing water in the garden and down the lanes leading to the property, which was more problematic when walking the dog. One thing that we did find a little odd, was that the owners don’t provide towels, which we have never had to do in any other holiday accommodation that we have been to, over a number of years. This said my wife and I along with our children and grandchildren had a lovely time. We played table tennis and various board games as well as going to the nearest beaches about 30 minutes drive away. In summary, if you are looking for a clean lines all singing all dancing up to the minute property to spend time in, you will have picked the wrong place. If you are looking for a quiet and peaceful retreat, that has charm and character, oozing from every beam and sloping floor, you might have picked yourself the exact property.
