As part of our Island Collection, 8 31st Ave is a charming beach house you won't forget. Located just one short block from the ocean, you can easily hop on the beach path at the end of the street. Enjoy spending beach time with family and friends in the large open floor plan.

The home includes five spacious bedrooms and four and half bathrooms, large open living spaces, two porches, a rooftop and a convenient elevator to help with luggage and groceries.

We manage cleaning and maintenance staffs to ensure the highest quality service. Our concierge services can help you organize private chefs, massage therapists and all the best that Isle of Palms has to offer.

--Policy--
We require the first half of your rental amount at the time of booking. The remainder of your rental amount will be due 45 days prior to your arrival. If you book within 45 days of your intended arrival, full payment is due at booking.

We offer travel insurance to all of our guests through Red Sky. Red Sky specializes in the Isle of Palms area and covers you in the occurrence of a mandatory evacuation, medical emergencies, loss of a family member, loss of job, etc. The cost is 6.95% of your rental cost. Please email for exact cost. We recommend getting travel insurance through us. VRBO/Homeaway will also sell their own version through CSA. We also offer a new kind of travel insurance, called Cancel for Any Reason through Rental Guardian, and is 10.8% of the total. You will be covered for all of the main travel insurance emergencies as well. If you make a claim that falls under the main travel insurance, you will get 100% back (minus premium), but if you decide to cancel for a reason not covered, then you will get 60% back (minus premium)
Each reservation is charged a $1,000 refundable security deposit. The security deposit will be run in the week leading up to your arrival, and will be fully refunded within 30 days of your departure after we have inspected the home for any major damages. Sometimes this is done and returned quicker than 30days. This security deposit is not included in your quoted rate on VRBO/Homeaway.

Pets are allowed with pre- approval. We limit it to one large dog or two small, but may make an exception. There is a pet fee of $282.50 PER PET. VRBO only allows one pet fee to be added, so please let us know how many pets you have in the notes when you reserve and we will make sure to add it to the contract before you sign.

--Cancellation Policy--
We Highly recommend purchasing travel insurance (Red Sky or Cancel for Any Reason through Rental Guardian). If you do not have it or are cancelling for a reason not covered, then our cancellation policy will occur.

1. Red Sky travel insurance- 6.95% of rental total and you get 100% back (minus premium):

-You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they get COVID-19 (or any illness) and prevents you from coming. Any illness that causes cancellation/interruption and has an Attending Physician's Statement evidencing the diagnosis and doctor ordered travel restriction is covered.

- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they are medically quarantined by a doctor with a letter from the Health Department.

- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they experience loss of job due to COVID-19 or any other reason (must be employed over a year and can't be self-employed).

-Other covered reasons include, but not limited to- Mandatory evacuation due to Hurricane, injury or death, flight delay due to weather, car accident , extension of school year, and more.

2. Rental Guardian “Cancel for Any Reason”- 10.8% of rental total and you get 60% back (minus premium):

-You can cancel for ANY reason up until 2 days prior to your reservation start date. If you are booking 10days prior to your start date, then you cannot add this insurance.

-If you cancel for a reason covered by the normal travel insurance plan above, like, mandatory evacuation, injury or death, sickness, etc. then, you will still have the normal travel insurance coverage as well and would be paid out at 100% (minus premium).

*Please ask us (Exclusive Properties) about where and how to purchase this CFAR travel insurance.

Our cancellation policy if you do not have Travel Insurance or if you cancel for a reason not covered states:

Guest cancellation must be in writing and balance paid in full. If you cancel your reservation, all monies will be held until the property has been rebooked and confirmed for the same rental period for the same rate. There are NO exceptions. If the property is rebooked for only part of the rental period or for a reduced rate for the reserved days, your deposit will be refunded minus any uncollected rent for the rental period, guest cancellations are subject to a cancellation processing fee of $250, and 10% of the rental. If the property rebooks, you can move your funds (less any discount or unpaid rent) at 100% to dates in the future within 1 year of original check in date. If the property isn't rebooked all monies will be forfeited.

Whispering Palms is such a nice house. It is well stocked and met all of our needs. Loved being a block from the beach. It was so comfortable we felt like we were home. We definitely will be rebooking for next year.

We so enjoyed our stay here with our family. We cooked Thanksgiving dinner in the kitchen, it was very well stocked and a great size. The wagons for the beach were fantastic, we pulled our two toddlers in them! Beautiful house, thank you so much! We look forward to coming back!!!

This was the perfect spot for a weeks get away vacation with my sisters. We would take daily walks on the beach which is a couple of blocks away. Also, because it was not far out on the Isle, it was also easy to get to the grocery store, to Mt Pleasant for shopping, or downtown Charleston. The property management especially Karen was wonderful and always immediately responsive to any concerns or questions. I would highly recommend.

House was very nice, great location. Beds and pillows not comfortable at all. Bathroom in bunk room rally dirty and had a hair clog. Happy to see beach equipment which wasn’t listed. Being the end of the season we realized the house is due for a deep clean, but overall nice and we would stay again.

House is large with a very nice and large upstairs (Kitchen, dining, great room combination). Master Suite is very spacious, other rooms are large enough. Location is one block from the beach and the house had beach chairs, umbrellas, games and wagons in the garage/basement. Sliders to deck were dirty and one of the decks looked as if it hadn't been swept or squirted off in quite a while, but Exclusive Properties sent someone over immediately to clean them. Kitchen and house in general is well equiped. We did not rent a car (or golf cart) but had no problem getting multiple uber/Lyft rides (maybe we were lucky). Great time of the year to be on Isle of Palms - weather was great. Would rent it again.

communication was great, pleased with the quick responses and information. check-in was quick and liked having the key box, house was clean and as pictured, the extra fridge and ice maker were great for our group. location was easy to get around and to the beach path, we rented umbrellas and chairs from chunkys-would recommend, also huge garage and plenty of parking, outdoor shower was great, bedrooms were comfy and glad for the 1/2 bathroom. rooftop deck didn't get used much but fun. porches were nice, we used the one next to the kitchen the most, with 5 couples wish the master porch could have been accessed other than thru the bedroom, and wish there was a pantry for food storage for everyone. was nice to have the dining table and the smaller table we used for puzzles. kitchen was a bit small for this many and not much storage for all our nonperishables. (biggest complaint is the check-in and out times, we've stayed at many other places at IOP over the years and usually in at 4, out by 10, and it was stressed to us not to get there early, but yet repairman was there until almost 6pm to install new dishwasher, and had to come back the next day to repair leak) otherwise we really enjoyed our week

My family has rented 15 properties through VRBO in Florida, Rhode Island, Vermont, California, South Carolina, Washington, Mexico and the Caribbean. I can say without reservation that while we've never had a bad VRBO experience, this was our best experience. The home is exceptional: A great location a block from a wonderful beach; a professionally decorated and yet comfortable home, and an impecable presentation of spotless maintenance. The pictures on VRBO really do not do it justice. Every detail is done well, and the location was perfect for a beach vacation without being directly on the beach. The house is also great for an extended family, as there are 3 bedrooms upstairs and 2 downstairs. We have 3 children and nanny, and never felt crowded in the least. Beyond the physical attributes of the house, Robert made the entire experience fantastic. He is a dilligent and prompt communicator, and always made himself available for any question we had before, during and after our stay. Our return trip was disrupted by huricane Irene. Without hestiation Robert immediately offered to extend our stay, thus taking a potentially horrible situation and making it an extended vacation. Robert was also very thoughtful in his suggestions for dining, entertainment, local culture, and sporting events. It was as though we had a concierge. My entire family fell in love with the Isle of Palms/Charleston area, and we will no doubt be back, and no doubt stay at 8 31st Avenue. We couldn't have asked for a better experience.

We had a wonderful time at Isle of Palms. The house was large enough for 8-10 women. There were a few issues with lights out, refrigerator light included, but repairman came and repaired what we ask, except refrigerator light. All in all it was a super house, close to beach and Charleston.

My extended family gathered here for a wedding on Memorial Day weekend and it was just what we needed! A block from the beach, with tons of beach toys, chairs, and wagons. The 3 balconies are where we spend the majority of our time. The rental company was very quick to answer any questions we had and even came out on a Sunday to work on the dishwasher and sink after we had an issue. If you’re looking for a large home close to the beach this is the one!!!

Whispering Palms home was simply beautiful. No expense spared; furnishings and decor are fabulous. The home was very clean and conviently located —5 minute walk to the beach and 10 minute drive for groceries. We will definitely be back!!!

This home was great for our family. We have 5 adult children (ages 21-33) and this fit us perfectly. The living room was spacious and we never felt crowded or on top of each other. The table was a bit tight for 8 of us but we borrowed chairs from the round table and could make it work! The roof deck was beautiful and a fun spot to end the day. There were 1 or 2 things we had to call maintenance to come fix but they were so kind and came over immediately, it was never a problem. The Staff (Karen!) was great and helpful! They checked in on us at the beginning and mid-week just to make sure things were running smoothly. We had a great experience with Exclusive Properties and at this home! We will be looking for this home, or another one just like it for our next family vacation. p.s. beach toys, carts, chairs, a grill, 2nd fridge!, and ice machine were all in the garage and where such a nice surprise to have and use! The elevator was really cool and accessible - very fancy!

Beautiful home & great location for our girls trip!! Close enough to Charleston for daily adventures and sight seeing but far enough away to feel we were “escaping” the busy city to enjoy the quaint area of Isle of Palms and all it had to offer! Home was fully equipped necessities. The layout was perfect to allow us to spend time together while also having space for yourself. The rooftop deck was a huge added bonus! Rental company was wonderul to work with! Would highly recommend!

Our family of 9 ranging in age from 67 to 6 months thoroughly enjoyed our week at Whispering Pines on Isle of Palms! The house was spacious with several areas to gather or to find quiet time. The bedroom/bathroom arrangements were perfect for our family. The kitchen was accommodating and the grill worked great for our 4th of July cookout! We loved the neighborhood and the proximity to the beach. The rental company was helpful with suggestions and overall great! We hope to go back in the future!
