Enjoying staying here. Everyone was friendly and inviting. Will stay again when I make it back to the area.

We had a great stay at the Klinmai Boutique Hotel, the host Toy and her mother were really welcoming, we felt like home from the very first moment. The room is very clean, the place is very quiet away from the city buzz but very easy reachable in tuk tuk or if you want to have a lovely walk on the river side.

The staff couldn't respond to my questions thru the app, and that worried me. But the reception staff waited for my arrival even when it was past his working hours. Very thankful!

The location is very convenient to everything needed, especially a few Michelin restaurants in walking distance.

A beautiful home in perfect condition. The staff were nice, helpful, and always working to keep everything nice and clean. Great big kitchen with microwave you can use. Beautiful layout of the home with lovely common areas. Breakfast with fresh fruit and juice and drip coffee, as well typical selections. Coffee and tea available at all times. On a very quiet street which I found a blessing.

Great little hotel in the heart of the old city in Chiang Mai, away from all the backpacker craziness, 100 yards from morning market and 2 min walk to the Saturday night market and and Sunday night market. Walking distance to everything in the old city. Very luxurious beds and bathroom, resort-like, would definitely stay here again. Front desk is helpful but English isn't great.

I spent a week in a Queen room at Kavil Guesthouse in early November 2025. The room was good sized, with a comfortable bed and good-quality sheets and towels. Everything worked as it should, like the A/C, Wi-Fi, hot water, etc. I particularly appreciate the drinking water available for guests to fill our water bottles, and an in-room wall-mounted fan to supplement the A/C. There are only about 6 rooms at the Once Upon a Time. We stayed in room 5. The room itself had 2 levels. The bathroom and living room area were at the bottom and then there were stairs that led to the bedroom. It was just so cute. The lobby/dining area was very old fashioned, but still modern. I could live here. The breakfast was delicious - there were 4 options to choose from. The staff were very friendly and helpful. Small room perfect for a quick overnight stay. Pretty walkable to nearby attractions

We arrived from the chiang mai airport which is about 15 minutes away only and checked in around 3 pm. Everything was in order the hotel staff was already waiting and prepared. Took them 3 minutes max to give us the key and they helped us out with the bags to the first floor since there is no elevator. the room was amazing! Spacious and beautiful interior decorations. The view on the window was so relaxing and tropical green. we had no plans but the guy at the reception helped us almost everyday...

Gorgeous property for an amazing price.confused how this gem in a cute neighborhood isn’t busier. The design and rooms were incredible, clean, and everyone was so friendly.

Its Clean. Remodeled inside. Old building outside. No elevator for people who cant use stairs.Good Wifi. Like a nice and clean motel 6 or best western. If you suffer from slight noise then its not for you. I dont have a problem with any noise so whatever works for you. Has balcony with 2 chairs and table

Had a severe panic attack the staff took me to the ER and even stayed with me during my procedures hotel is wonderful

Hot water, good ac, fan, clean, Comfy bed, cozy room, delicious breakfasts that are included. Wifi was spotty however. Not a difficult walk to the center. I would stay again
