* Tennis Courts: Challenge friends or family to a match on the on-site tennis courts, adding a bit of fun to your stay.

* Valid ID: A valid ID is required for all adults staying in the unit. U.S. residents must provide a Driver’s License, while international guests should provide a Passport.
* Application Fee: A non-refundable application fee of $100 is required (to be paid by the tenant).
* Pack 'n Play / Travel Crib: A Pack 'n Play (travel crib) is available upon request for an additional fee of $100. Please let us know at least one week before your arrival if you’d like it prepared for your stay.
* Pet Deposit: If applicable, a refundable pet deposit of $250 is required (to be paid by the tenant).
* Payments: All payments should be made via check or credit card.
* No Smoking Policy: Smoking is strictly prohibited inside the property, on balconies, or in any outdoor spaces (including front/backyards, if applicable). A $500 penalty will be charged for any violations. We appreciate your cooperation in keeping the space clean and healthy for everyone.
* Residential Use Only: The property is for residential vacation use only. Parties, gatherings, or large events (exceeding the number of registered occupants) are strictly prohibited. Violators will be evicted without a refund.
* Commercial Use: The property may not be used for any commercial purposes, public events, or promotions.
* Overnight Occupants: All overnight occupants must be registered with us.
* Local Amenities: While the unit is equipped for a comfortable short-term stay, we recommend exploring nearby supermarkets, shops, and plazas to pick up any extra items you might need during your stay.
* Keep Windows & Doors Closed: Please keep windows and doors closed at all times to avoid A/C issues and to protect the furniture from humidity.
* Bugs & Critters: While we routinely spray the property for bugs and insects, please remember that Florida's sub-tropical climate can bring small critters indoors from time to time. Keeping doors closed will help minimise this.
