🛌⭐Paradise awaits you in this colorfully decorated 2 bedroom, 2 1/2 bath, 3rd-floor condo offering amazing resort amenities, plenty of space for entertainment, three private balconies, and breathtaking views! The Primary bedroom features a King-sized bed and even has a private balcony, allowing you to see the incredible views of the gulf and pool! Make your way to the Primary bathroom to enjoy the relaxing garden tub, walk-in shower, and double vanity sink! The Guest bedroom is decorated with bright, coastal accents and presents Two Queen beds, a flat-screen TV, a private balcony, and an en-suite bathroom that features a tub/shower combo. There is also a powder room near the entry way of the home. Your vacation starts every day overlooking the amazing emerald green waters.

LIVING/DINING AREA:
🌟 👩‍🍳 Charm your guests in the fully equipped kitchen with everything you need to cook your favorite meals with ease. The dining room has abundant seating with a large dining table that accommodates 8 guests and is perfect for group dinners and family game night. The inviting living room has plenty of seating for your family which includes a leather sleeper sofa and loveseat and is the perfect place to gather and relax after a day in the sun. Enjoy watching movies with your family or step out on the balcony to take in the gorgeous gulf views. You have a full-size washer and dryer in the unit for your convenience.

⭐ Mediterranea is a beautiful, upscale 4 story gated condominium resort located across from the beach with breathtaking views of the emerald-green waters of the Gulf of Mexico. With its distinctive horseshoe architecture, the Mediterranea features gorgeous, manicured gardens, a 3,000 square-foot lagoon pool & hot tub in the center of the complex, community clubhouse, fitness center, BBQ grills, underground parking, dedicated beach access, and a gazebo which leads to the beach. This astounding location places you just minutes away from numerous nearby restaurants for a taste of delicious seafood cuisine and enjoy a multitude of beach-side bars for some evening fun. Pompano Joe's is only steps from your front door. Shopping and entertainment enthusiasts will also be particularly ecstatic to find Silver Sands Outlet Mall, amazing Golf courses, and family amusement areas within 15 minutes of the property!

Other things to note
STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ Our property provides Resort Wi-Fi and is considered an "open/public network." The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Two (2) parking passes are provided with your stay! These will be on the kitchen counter for you upon your arrival. There is one assigned parking space in the garage and the 2nd parking space will be in the visitor parking around the complex. All motorized vehicles (including golf carts and motorcycles) must display a valid Mediterranea vehicle pass.

BEACH SERVICE AND BEACH RULES
⭐ Typically, you can find beach chairs, toys, and umbrellas at our condo for your enjoyment. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you would rather rent beach chairs, that is also an option! More details will be provided in the House Manual that you will get after booking. Guests will have access to Mediterranea's private gated access to the beach. Tents and cabanas are NOT allowed on the private beach area.

POOLS / HOT TUB / GRILLS
⭐ Mediterranea offers a community pool, spa, and wet deck with lounge chairs and outdoor showers. Pool access cards will be left in the condo for you and gate codes will be sent to you before your arrival. The pool is open from 8 AM until 10 PM. No glass is allowed near the pool area or on the beach. NO Smoking is allowed while in the pool or spa or pool deck area. NO food or beverages are allowed within the pool or spa. You are not permitted to add anything to the pool/hot tub, including bath salts, bath bombs, etc. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! You will find the grills located at the recreational area located across from the drive gate entrance.

FITNESS CENTER
⭐ Fitness center is located on the 1st Floor of Mediterrania and you will find the key to the fitness center in the unit upon your arrival.

SECURITY
⭐ Our property currently does NOT have an entry camera. Mediterranea HOA contracts with a security service to provide security for Resort grounds and amenities.

PETS
⭐ Absolutely NO PETS. We cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐Fully equipped kitchen with refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher located under the sink.

SMOKING
⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
