The Propert has been shut for two years. Expedia owes and applogy and explanation for the harassment as also vompensation and full refund for charges imposed.Never use Expedia again.
One of us uses a breathing machine. There was no way to use it as when you turned off the lights at night there was no electricity available to the machine. We discussed this with the front desk but they didn't have a solution. We are going to try another hotel.

Small boutique hotel. Only 28 rooms. Simple Continental /English Breakfast.
Overall a great place to stay in mumbai. The staff were very pleasant. Only the wifi was not good in the rooms. Had to come down to the lobby to send emails.
On the main street you will need ear plugs to get to sleep and internet was not that impressive. You can see or get to the ocean.

Good location but an average hotel
Good location but it was expensive for what we got. Our room was small, dark and noisy even though we had paid for a "Superior" double room. The mattress was very hard but it was clean.
The shower did not work. We called the room staff to fix and after they looked at it the shower worked but the shower after use could not be brought back to the faucet and therefore the whole bathroom had gotten flooded.
Do not recommend this hotel for the following reasons. 1) Dirty sheets on bed on arrival 2) Unable to turn down air conditioning. 3) Noise from street 4) smelly room.
Unhappy that I booked this hotel. Here are the reasons why: 1) The hotel was not able to provide us room keys on arrival (2) Sheets on the bed were stained and dirty. Housekeeping was called to have the sheets replaced. (3)Electrical outlets did not function once the room lights were turned off. Hence this did not allow for the charging of devices (4) I was not able to turn the A/C temperature down to a temperature I desired and (5) A non-smoking room was requested. However, a distinct odor in the room suggested that this was a smoking room. The front desk was unable to accomodate my request for another oom.

Good location
Amazing location, nice sized rooms. Internet was a total let down, you had to pay per device, despite booking a room with wifi. Staff friendly, first floor stinks of smoke all the time!!
To be quite honest, the hotel itself has nothing to set it apart from the others; however, the service provided by the staff really set it apart. The food provided is excellent. The staff was very friendly and willing to help to make the stay a more pleasant experience. Wifi was a bit expensive, but other than that, we are absolutely happy with our stay.
My main priorities when booking were cleanliness, and a comfortable bed. I did not think I would find a hotel which reached the standard of the Regency (unless it was a five star Intercontinental type) The Regency is a small family run hotel. It is a short (cheap) taxi ride to the crowded shopping and business arears. The hotel is quiet, as the rooms are above street level and there is much less traffic in the area.The hotel is immaculate.The beds have sprung mattresses and very comfortable pillows inducing a very good night's sleep. There is a small Restaurant for Hotel guests. The breakfasts are very good with a plentiful choice. I ate in most evenings as there was a good selection and Staff were willing to provide dishes not on the menu. The Food was basic, good quality and well cooked. Service was amazing!
I would highly recommend this hotel. I was an elderly female staying alone and was treated with respect and amazing attention. If I return to Mumbai I would book this hotel and would go for some pampering at the tiny spa about 2 minutes walk down the hill!

Dieses Hotel liegt zentral für die Sehenswürdigkeiten von Mumbai. Sehr gutes Frühstück im Preis enthalten.
Wären die nächtlichen Baggertätigkeiten für den Strassenbau nicht gewesen, wäre der Aufenthalt sehr gut gewesen. Diese dürften aber inzwischen fertig sein. Leise wird es aber in Mumbai nie.
I was forced to upgrade to the deluxe after staying in the standard room the first night. Standard rooms are very small and bathroom is tiny. Deluxe room is a slight upgrade and not sure it was worth the extra $25 USD a night but necessary. The deluxe room has an actual tub for the shower where the standard room just has shower head. Bathroom gets really wet in standard room.
Hotel service was excellent. Staff was very friendly and helpful. The breakfast in the morning was amazing.
Room cleanliness is average to good.
I had to spend most of my time in South Mumbai and this location was perfect for me. If you are doing a lot of travelling in Mumbai this might not be the best location.
