ROOMS AND SLEEPING ARRANGEMENTS

This 2-bedroom setup sleeps 6 comfortably with 2 King beds and a Queen sleeper sofa. Maximum occupancy is 8 without add-ons. For larger groups, you can expand to 4 bedrooms and 2 baths, comfortably sleeping up to 14 in beds. Additional guest fees apply at $25/person/night over 6 people.

Dining room seats 6, with additional soft seating for 5 in the living area.

AMENITIES AND FEATURES

You’ll have private use of the hot tub, sunroom, front yard, firepit, deck, swing play area, wooded trails, and rustic walking path by the creek. There’s a shared pool (April–September) with a reservation system for up to 4 hours at a time to ensure privacy. Game room includes arcade games, pool table, and air hockey—may occasionally be used by owners or their guests.

Furnishings include linens, towels, desk and chair, dining table and chairs, fans, lamps, cookware, dishes, and utensils. The kitchen is fully equipped with refrigerator, stove, dishwasher, and microwave. Full-size laundry included (note: some cosmetic rust on appliances, fully functional).

Off-street parking is available, with private entry via a 1/4-mile dirt driveway (drive slowly).

PET POLICY

Pets are welcome if housebroken, bathed weekly and before arrival, crated when unattended, and kept off carpeted areas. Crating in the sunroom is preferred when you’re away. Pet stay includes a $100 refundable deposit.

Located in the upscale and historic Magnolia Station neighborhood of Goodlettsville, just 2 miles from I-65 and 10 minutes from downtown Goodlettsville and Rivergate Mall (with Macy’s, Best Buy, and more). You’re 4 miles from the antique shopping district and just 20–30 minutes to downtown Nashville.

The property is nestled in a quiet valley with nearby grazing cattle, deer, and turkeys—a peaceful countryside feel with quick access to all of Nashville’s top destinations.

BOOKING POLICIES AND GROUP RULES

Guests booking from within 50 miles must meet a 2-night minimum, submit a $250 refundable deposit, and complete a brief screening questionnaire. This fee is collected after booking and refunded within 10 business days.

$25 per guest per night over 6 people. Book 7+ nights for 10% off. Book 30+ nights for 25% off.

No parties or events are allowed without prior approval. Larger gatherings must rent the 4-bedroom option or add the additional 2 rooms and bath at $130 per night plus tax.

A signed rental agreement, valid email address (not tied to the booking platform), and billing address are required before arrival. Without this, important pre-arrival information will not be sent.

OTHER IMPORTANT DETAILS

No smoking or vaping inside. A designated outdoor area is provided. Violation incurs a minimum $150 fee.

Trash: burnable trash can be placed in back containers.

Public transportation is 10 minutes away; Uber services the property directly.

Do not use Apple Maps or Siri—it will take you to the wrong location.

Self-check-in is available 24/7. In-person greetings available 9 AM to 8 PM. Use Ring doorbell for emergencies after hours.

Getting Around:
Many guests will get an Uber (usually between $23-43) from our place to downtown. Almost all get here and realize how cool the location is and wish they'd planned more time to stay at the villa.

We don't mind interacting but can give you privacy, as we like privacy as well.
