Location, Location, Location! This remodeled beach cottage featuring 2 master bedroom suites, a cozy patio, and an upscale modern kitchen, is ideally located just a short stroll to the Oceanfront Boardwalk, Pacific Ocean beaches, Lido Marina Village, Balboa Pier, Balboa Ferry, and the popular 'Fun Zone' of the Peninsula. As an added bonus you will also have access to an attached 2 car garage complete with 4 beach cruiser bikes, beach chairs, umbrella, and towels.

Upon entering the comfortable 2 bed 2 bath beach cottage only 2 blocks from the beach you'll be taken away by the charming front patio equipped with gas BBQ, comfortable outdoor furniture and two umbrellas. Once entering through the front entrance dutch door you are greeted by a warm and cozy living area that is nicely appointed with hardwood floors throughout, custom molding, large comfortable furnishings, a 65' flat-screen smart TV, and wireless internet. The great room which incorporates the living, dining and front patio areas provides a perfect setting to entertain or relax with others. The large open living area with L shaped couch and an oversized reclining chair provide luxury seating to enjoy the 65' flat screen smart TV. The full-service galley kitchen features granite counter-tops, new stainless steel appliances, custom cabinetry, full-sized stainless steel refrigerator, coffee maker, keurig, nespresso machine, toaster, oven, microwave, pantry, blender, and cooking/eating utensils.

The first bedroom features a Cal-king-sized bed with linens, 45' flat-screen TV (spectrum cable), ceiling fan and plenty of closet space. The second bedroom comes equipped with a bunk bed that has a a full-sized tempurpedic bed and a twin bed, full bath (shower only) and spacious closet.

One of the most attractive features of this vacation home is the availability of an attached 2 car garage, given the shortage of parking spaces available on Balboa Peninsula. The garage also stores 4 beach cruiser bikes can be used on the ever-popular bike path along the nearby oceanfront boardwalk that stretches for several miles along Balboa Peninsula as you take in breath-taking ocean views. On those days you choose to take the 5-minute walk to the beach, we provide you with beach towels, beach chairs, and umbrella.

The nearby Balboa Fun Zone is one of Southern California's oldest and last great coastal amusement areas. Since 1936, the Fun Zone's ferris wheel has been a day and night landmark on the Newport Harbor scene, beckoning all to join in the fun. Completely rebuilt from the ground up in 1986, the Fun Zone's ferris wheel, arcades, fun food, and shops still make it the highlight of every visit to Balboa and you are just a 5 minute walk to these attractions from your condo on Cypress St.Since 1919, the nearby Balboa Island Ferry has provided continuous service between Balboa Peninsula and Balboa Island. The crossing is only about 800 feet but it is very scenic where you will see sailboats, luxury yachts, sea lions, dolphins, and pelicans diving for fish.

This location is unmatched, within a minutes walk to the beaches, bay, countless restaurants and bars including a Pavillions (grocery store) great for stocking up on all your goodies.

Perfect quiet getaway
We had a great time at Tim and Michelle's place! We have a 3 year old and it was so great that they had plenty of toys for her to play with! They seriously had everything you would need for a beach stay! Towels, wagon, chairs, umbrellas! Great place to come especially if you're flying in. The beginning of our stay it was humid outside so it got pretty warm inside, they did have 2 fans; however, one would not spin. By the end of the trip it was the perfect summer nights at the beach, cool and crisp so we were able to use the firepit they had on the patio! Awesome location, walking distance to Bayside, beachside, grocery and restaurants! We also liked the patio was fully enclosed for the kiddos! Perfect house for our group of 6 (4 adults, 1 toddler and new born).

This beautiful beach cottage met my expectations and beyond. The rental was clean, well appointed, and the location was perfect! The local grocery store and great restaurants were so convenient as were the use of bikes, beach chairs, and beach towels. This place is truly turnkey. I highly recommend it for families with children.

Honestly we loved staying here close to the beach and stores daughters had a great time been that close to the beach and enjoyed ridding the bikes in the morning. Also Tim was really nice letting us checking our bags early so we didnt had to have it one the car until check in. We definitely cannot wait to go back.

The house was in a perfect location to walk to many places and restaurants. The beach was a short walk, everything we needed to enjoy the beach was at the house. Patio was great, even had a fire pit for s’mores. Only thing lacking was enough dishes to feed more than 4 people.

We enjoyed our stay so much for this long holiday weekend! The proximity to grocery beach shopping restaurants was amazing ! We flew into Santa Ana and did not need a rental car because all of the above was either In walking or biking distance ! The convenience of bikes available at the rental was awesome The host returned calls/texts timely and check in/checkout was seamless Would defintely recommend this rental and would return without question

Great family getaway
This beach home is perfect for a small family. Both bathrooms are private and attached to bedrooms. Short walking distance to both the beach and the grocery store was a major perk. There is also enough cabinetry available in the kitchen and bedrooms to put all groceries and clothes away, which is a bit unusual in my experience. Washer and Dryer is included, not coin operated. Excellent, fast response from homeowners to all inquiries. Would stay again.

The property is clean and feels like home away from home. All the neighbors are friendly and helpful. Our family enjoyed the beach during the day and the patio in the evening. The owners are friendly and are available if needed. We will definitely come again. A great experience!!! 5 STARS!

Great location, easy walk to beach and store
Owners were very nice to talk to and available for questions during the booking process. Home is located in a very good location. Close enough to the beach without noise from traffic and passers by on bicycles. Extra nice to have parking in the garage and just outside the garage. Parking never an issue. In fact we parked in the garage and never used the car the entire stay since we could bike or walk to everything. Wonderful vacation.

Loved our beach home for 6 days. Beach access nearby. Plenty of all that you need for the beach. Garage parking for car was helpful. Grocery a block away was convenient. Loads of great eating spots. Was with daughter and her 16mo. old. Great space for him. Cart to roll to beach was very helpful. So appreciated that it was no problem to accommodate our check in early request which made napping that day so much easier. Would love to return.

The place is on a quiet street yet right by the beach. There was plenty of room and everything we needed was there. We loved the bikes and boogie boards! The outside shower was great for rinsing off after walking or biking to the beach. The owners were very helpful and even made a point to receive a package for us a few days early. We loved our stay and plan to return!!

Great place to stay in Newport Beach!
My husband and two young sons recently stayed here and it was fantastic! The location is so perfect. A quick 3 block walk to the beach, a block from Pavilions grocery store, and 2 blocks from Lido Village. I originally wanted to stay on Balboa Island and we are so glad we didn't because it was so congested and there is way more to do in Newport. The house is clean, comfortable, and cozy. Perfect size for our family and we even had cousins over for brunch out on the front patio. The patio was a huge plus and so fun to sit out on. Everything you need is stocked and if you need something, Tim & Michelle are right there to get it for you. We enjoyed making some meals there and of course eating out. The beds were super comfortable for sleeping. Definitely a bonus to deal with the awesome home owners directly and not have to deal with a management company. Travelers tips: renting a car is really not necessary because everything is in walking distance or a short Uber ride away. Parking is crazy around the beach but it was awesome that they had an attached garage to park in. Alta has great breakfast, Crow Burger & Wild Taco are delicious and Bear Flag is great for grabbing lunch or some fresh fish to grill. It was only 20 minutes to Disneyland and 10 to Fashion Island mall. Laguna Beach and Crystal Cove are also about 20 minutes away and fun to check out. Also, I highly recommend a renting a Duffy boat and taking a sunset cruise around the bay with some appetizers and drinks. Thank you so much Tim and Michelle!!!!!

The Cottage in Newport Beach was extremely comfortable for our family.
Having close access to the beach and boardwalk and a grocery store made it very easy to settle in for our family. The cottage was homey and left nothing wanting . My daughters loved the decor and in no time were loungeing then bouncing down to the beach and riding along the boardwalk on the bikes provided. We made meals as well as going out to local restaurants, just the way a vacation should be . Its location made it possible to visit the sites of south cali with out to much trouble. ( just remember the Las Angles traffic... wow ) Overall a good time was had , thanks to VRBO for helping us find Michelle and Tim's cottage in Newport Beach Great property... evan better Hosts Thank You Michelle and Tim Beans The Cleasby Family from Alberta , Canada

Another great vacation at this quaint beach cottage!
4th year in a row that we've rented this great house and it couldn't have been any better. Located in a quiet neighborhood just a few blocks from the beach, it's one block to the grocery store and a short walk (or bike ride) to numerous restaurants and all necessary services. All the comforts of home are provided-washer/dryer, cable/Wi-Fi, a great patio with gas barbeque, full kitchen with all needed utensils and pots and pans, great master suite-even bikes to use in the garage! Did I mention the garage? An important feature in Newport, land of too few parking spots. This one parks at least one inside and one outside. Always nicely maintained with updates and improvements each year!

Location, comfort and convenience
My husband and I and our 2 boys aged 8 and 12 loved staying at this property. The owners have done a brilliant job at creating a home away from home. Comfortable bedding, big master bathroom and well stocked kitchen we had everything you need and it is located only a few minutes walk from the ocean / Bay Area. We rode everywhere but also enjoyed the convenience of the car space when we went further a field. Thank you Tim and family for making our time in Newport Beach so memorable, hope to come back one day!!
