FLOOR-BY-FLOOR DESCRIPTION
Main Level: The interior boasts a modern, well-equipped kitchen featuring an oversized island and ample seating for group meals. The first floor includes a primary living area outfitted with plush, comfortable seating and the first Owner's Suite, featuring a King bed and an en-suite bath with a large walk-in shower. Step outside to enjoy fresh coastal breezes from inviting spaces designed for both entertaining and quiet relaxation.
Second Floor: The upper level features a second distinct living area with additional plush seating. This level houses four additional bedrooms: a second Owner's Suite (King Bed) with an en-suite walk-in shower, a third Guest Bedroom (King Bed) with an en-suite shower/tub combo, a fourth bedroom with two Full beds, and a fifth bedroom with Bunk beds. A shared full bathroom serves the final two guest rooms.
COMMUNITY/AMENITIES: Guests will enjoy the world-class facilities at Ocean View Beach Club, including a large community pool, billiards, sauna, and a clubhouse. The clubhouse provides sporting equipment such as pickleball rackets, ping-pong paddles, bocce sets, and basketballs. Exercise classes include yoga, spin, aqua toning, and Zumba, while massages are available by appointment (additional fees apply). Food trucks are often available on Friday and Sunday evenings.
The Beach Shuttle: To make your trip to the beach effortless, the shuttle runs Saturdays and Sundays, including Memorial Day, 4th of July, and Labor Day. Shuttles run on the half-hour from the Clubhouse to Bethany Beach (starting at 9:30 am) and on the hour for the return trip (last shuttle at 4 pm).
Located only 2.5 miles from the beach, Ocean View Beach Club is a treasured destination offering a peaceful atmosphere just a short drive from the water. You’ll also enjoy quick trips to Fenwick Island (6.5 miles), Ocean City (8 miles), and Rehoboth Beach (15 miles).
Use of community amenities requires the purchase of amenity. Passes can be purchased via credit card at the Clubhouse upon arrival.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
MISCELLANEOUS
-The maximum occupancy is 16 people.
-There is parking for 5 vehicles.
-No pets, smoking, vaping, or events are allowed.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.
-Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
-The property owners we represent do not permit reservations for groups under the age of 25.
DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
