Welcome to your vacation home in Kissimmee, a modern two-story townhouse designed for families and groups who want to enjoy Orlando’s world-famous attractions without giving up comfort and fun. With 5 bedrooms, 4 bathrooms, and accommodations for up to 12 guests, this home features a private pool, themed bedrooms, a game room, and inviting spaces where everyone can enjoy quality time together.

One of the home’s main highlights is its private screened outdoor area. The east-facing pool measures 18 x 12 feet and is 5 feet deep, creating the perfect setting to enjoy the morning sunshine, relax on the lounge chairs, or cool off after an adventure-filled day at the theme parks.

Inside, the open-concept living and dining areas provide plenty of space for everyone to gather. Relax on the comfortable sofa while watching movies and shows on the large Smart TV. The fully equipped kitchen features modern appliances and everything you need to prepare meals throughout your stay.

The fun continues in the Jurassic Park-themed game room, featuring a huge Smart TV, comfortable seating, and an Arcade1UP Street Fighter 2 machine. Kids will also love the Mickey Mouse and Cars-themed bedrooms, which add an extra touch of Orlando magic to the experience. Every bedroom is equipped with a Smart TV.

BEDROOM CONFIGURATION

Bedroom 1: 1 King bed — sleeps 2 guests.

Bedroom 2: 1 Queen bed + 1 Twin bed — sleeps 3 guests.

Bedroom 3: 1 King bed — sleeps 2 guests.

Bedroom 4: 1 Queen bed + 1 Twin bed — sleeps 3 guests.

Bedroom 5: 1 King bed — sleeps 2 guests.

Total: 5 bedrooms | 4 bathrooms | Sleeps up to 12 guests.

The primary suite is conveniently located on the ground floor and features a private bathroom and Smart TV. The other four bedrooms are located upstairs, including two additional suites, a Mickey Mouse-themed bedroom, and a Cars-themed bedroom.

GUEST ACCESS

Access to the property is provided through a digital E-lock using a unique code that is reset after every stay.

Free parking is available for up to 2 vehicles.

Located in a quiet, family-friendly area, the property offers convenient access to Walt Disney World, EPCOT, Universal Studios, Polo Park, Orange Lake Golf, Orlando Tree Trek Adventure Park Zip Line, as well as shopping, dining, entertainment, and several golf courses.

EXTRA SERVICES

The following optional services are available for an additional fee and must be requested at least 48 hours in advance:

Pool Heating: US$35 per day, with a minimum purchase of 2 consecutive days. The maximum temperature is 95°F (approximately 35°C). Because the system uses heat-exchange technology, heating performance depends on outdoor weather conditions. No refunds will be issued if cold weather prevents the pool from reaching the desired temperature.

BBQ Grill: US$60 + 13.5% tax per stay. Guests are responsible for replacing/refilling the propane tank. The fee covers final cleaning and normal wear and tear of the equipment.

Pets: US$135 per pet, per stay. This is a one-time fee covering the entire stay and is not charged per night. A maximum of 2 pets is allowed, with a maximum weight of 35 lb each.

HOUSE RULES & IMPORTANT INFORMATION

Check-in: from 4:00 PM | Check-out: by 10:00 AM.
Early Check-In and Late Check-Out: US$80 each, upon request and subject to availability.

The primary guest responsible for the reservation must be at least 21 years old.

All guests must follow Expert Vacation Homes’ Good Neighbor Policy and may not engage in any illegal activities.

Quiet hours are from 10:00 PM to 8:00 AM.
Smoking is not permitted anywhere on the property.
