Sleeping Arrangements

The home offers five bedrooms and additional sleeping space for groups of up to 16 guests.

★ Main-Floor Yellow Bedroom: King bed and streaming TV.
★ Main-Floor Green Bedroom: King bed with additional trundle/bunk (1 double 2 twin setup) sleeping accommodations. Streaming TV.
★ Upper-Level Private En Suite: Two queen beds and streaming TV.
★ Lower-Level Private En Suite: King bed and streaming TV.

Important Bedroom Layout & Access Information

The home has three bedrooms accessed from inside the main house and two private en suite bedrooms with separate exterior entrances.

Main House Bedrooms – Interior Access

The primary bedroom upstairs and the yellow and green bedrooms on the main floor are all connected to the main interior of the home. These rooms are convenient for families who prefer to stay together inside the main living space.

Private En Suite Bedrooms – Exterior Access

★ Upper-Level En Suite:Features two queen beds with a full bathroom and a private exterior entrance. This room can also be accessed through the sliding glass door from the back deck.
★ Lower-Level En Suite: Features one king bed with a full bathroom and is accessed from outside by walking onto the back deck and entering through its sliding glass door on the bottom floor off the game room sliding door. There is no interior connection to the main house.

Important:The two private en suite bedrooms are not connected to the main interior living area. Guests staying in these rooms must step outside to access the kitchen and main living spaces. This unique arrangement provides additional privacy for multiple families or groups traveling together.

Game Room & Entertainment
The downstairs game room is ready for some friendly competition. Challenge your group to ping pong, shuffleboard, or darts, then settle in on the couch and enjoy a show on the 42-inch streaming TV. A table is available for friendly game of cards, along with a wet bar for convenience.

With entertainment space separate from the main living area, there's room for kids and adults to enjoy their own activities.
Seven streaming TVs are located throughout the home, including the living room, bedrooms, private en suites, and game room.

Kitchen & Dining

The fully equipped kitchen has the appliances and essentials needed to prepare meals for your group. Plenty of extra dishes available in the downstairs in the wet bar cabinets located in the game room area.

A full-size washer and dryer are available on the property, making longer stays and larger-group vacations more convenient.

Outdoor Living

Step onto the back deck and enjoy the lake surroundings. The propane grill is located just off the kitchen and includes a cover and grill mat.
Head down to the private dock to fish, swim, or simply enjoy time by the water. The peaceful cove setting, surrounding hills, and lake views make it easy to settle into vacation mode. Plenty of space to hang out on the margarita deck or simply enjoy having fun on the dock.

Please note that the private dock does not include a boat slip.

Community Amenities

Guests have access to two community swimming pools at Tan Tara Estates. Both pools are seasonal, with operating hours of 10:00 a.m. to 10:00 p.m. beginning in May. Pool access requires a gate code, which will be provided before arrival.

Guests may also enjoy access to the back nine holes of the Tan Tara Estates golf course. No golf cart is provided, and standard course rules apply.

Community pool rules prohibit glass containers and loud music. Gate codes are required and are provided by the Host.

Other Things to Note

Pets

★ Pets are welcome.
★ Maximum of two dogs.
★ All pets must remain on a leash at all times.
★ Pet fee: $25 per pet, per night.

Community Rules

★ HOA community rules apply throughout Tan Tara Estates.
★ No loud music or parties at community pool areas.
★ Glass containers are prohibited at pool areas.
★ No boat trailer parking is available within the community.

Property Layout & Access

Guest Access:
The home is set up for convenient self check-in, allowing you to enjoy your stay with privacy. Your host is available throughout your visit if questions or assistance arise,

Guests have private access to the entire home during their stay.
Self Check-In: Entry is provided through an electronic smart lock. A backup lockbox is located on the left side of the front door,.

Parking: The paved driveway accommodates up to two vehicles. The driveway is narrow, so please use caution when entering and parking.
Additional overflow parking is available at the community pool area at 151 Walkers Cay Drive, Osage Beach. Guests with additional vehicles may park there and carpool to the home.
No RV or boat trailer parking is available within Tan Tara Estates.

Important Arrival Information
During summer evenings and weekends, guests must enter through the Margaritaville entrance rather than the Keystone entrance. The gated entrance closes in the evening.
