"Great host and communication. The house is cozy and it had everything we needed. The air conditioning was great in the Japanese heatwave. In just under 10 minutes, you can walk to some of the nicest streets in Kyoto with temples and cafes. However, everything around there closes quite early and becomes really quiet - so be aware if it’s not your vibe. Not a big deal for me, though. "We really enjoyed staying in a real house in a real neighborhood for our trip to Kyoto. There was plenty of room for our small family, and we felt we had a more authentic visit to this beautiful city. A couple things to note for those who read reviews is that the stairs to the bedrooms are very steep and narrow, and I worried for my husband navigating them in the dark at night. "We had an authentic Japanese experience staying here. The location was perfect - the house was on a quiet street while still being very close to the main attractions in the Gion area. The interior was beautiful, clean and well insulated with heated floors and AC in each room. Beds were very comfortable and the upstairs living offered a lovely veiw of the Yasaka Pagoda. "My only complaints is the WiFi was extremely unreliable and would constantly cut off, and I wish there was a way to cover the sunlight from entering the bedroom in the morning. Other than that, I did love everything else about it and do recommend it. it's a whole house basically, definitely oversized for what I needed but no complaints there. Cold ac, too cold. Other than the wifi everything was great."

"The rooms were clean, and the staff was extremely helpful. They held our bags while we checked in, which saved us a lot of stress. The hotel is a 15-minute walk from Kyoto Station and offers a shuttle service to and from the station. "

"this hotel requires to take off shoes before entering the lobby and put them into a locker. The room is very clean. The hand-washed toilet is an excellent energy saving design. the buffet breakfast is 3000 JPY per person. The buffet breakfast offers a wide variety of options, including raw and cooked fish., meats, soup, salad, fruits, coffee, tea… i really like the hot spring there. it’s comfortable and convenient. The hotel staff are very friendly. I would stay at this hotel again next time I go."

"Pros: Rooms were clean, daily breakfast and dinner is good, lawson’s is right beside the hotel, many restaurants nearby, staff were very sweet and helpful, Kyoto Station isn’t too far, public bath, and it’s a quieter neighborhood. Cons: Check out is 10am but Check in is at 4pm, hotel is older with many rooms but the map isn’t clean so it’s hard finding your room at first, coin laundry machines but they were pretty dirty with dirt stuck on the sides like it hadn’t been cleaned in a while, the dryer didn’t even dry my clothes(2 pants) so it felt like a waste of money, not many amenities. Some things to keep in mind: In case you want to do early check in, they charge more before 1pm and after 1pm they charge 30% of current room prices, same with late check out. You have to book dinner beforehand."

"We stayed in a Kotone room with private bath. Spacious and comfortable with separate seating area. The hotel is very beautiful and exceptionally clean. Staff were very attentive and helpful despite our language differences. Breakfast buffet is extensive and of high quality. Keiseke dinner was a 9 course adventure- excellent service and delicious food. Some culinary culture differences but a true Japanese experience. Yumotokan will always be a highlight memory of our time in Japan."
