Located 20 minutes from Lawrence and Topeka, the Batch is a sustainable tiny house nestled in the cedar forests of Perry, KS. Decorated in a minimalist southwestern style, this tiny cabin is a serene and peaceful setting for souls seeking restoration, quiet, and the healing qualities of the woods. Or just a great place to getaway with your love or friends with an even greater view!
The Batch is 186sqft, a true tiny house built on an old hay wagon by local carpenter Cody Moore @ KeeneConstructs LLC. Set on 40 acres of beautiful wild woods and fields, cedar forests and ponds, the Batch sits on the edge of an old rock quarry meadow, lending extraordinary views to the West and an abundance of walking trails through varied terrain.
The immediate area surrounding the Batch is completely private, however as the larger 40 acres on which it sits is our family land, as a family we do enjoy taking advantage of the walking trails every now and again.
NOTE: This is rustic living. NO RUNNING WATER. (Drinking water provided in abundance). Fully outfitted kitchen with porcelain basin for dishes, with outgoing plumbing, but no incoming.
*We do have a minimum age requirement of 25 years of age to book, for liability purposes. This space is for adults only, 18 or older (lap babies welcome); no minors allowed in the booking. The Batch sits on a cliff and as such is not suitable for children for liability reasons - similarly the space is designed specifically with adults only in mind.*

The air conditioner is a window unit powered by a gas generator outside. If you are booking during the Kansas hot season (June-September), depending on the temps and length of stay, you will likely need to be comfortable refilling the generator with gas provided.
The loft is outfitted with a queen bed, and appropriate layers of bedding given the season. *Space is ideal for 1-2 guests, however up to 4 are welcome if you have a love of tents and are open to providing and pitching one in any of the multiple spots in the cedar canopy woods.*

IMPORTANT: It is an “off-grid” experience and the tiny house is on our back 40 acres. Which means that the road to access the Batch is still just a good old country road. However we recently (February 2024) put down millings to enable a closer driving access! Guests are now able to drive all the way up to our designated parking space in front of the tiny house.
*Also Important* Firewood: Please plan to bring your own. We are no longer able to keep up with the high demand of firewood typically used during most bookings* Under NO circumstances do we allow guests to cut down tree limbs or branches (even those which appear dead) from the immediate forest in which the Batch sits. We have had multiple guests disregard this simple request and it has been incredibly discouraging and has given us pause to consider removing our listing from VRBO. So that we may continue to host, please respect our very simple rules.

Guest access
Set on 60 acres of pristine wooded forests, ponds, fields, bluffs and and old rock quarry, the Batch allows access to 40 of those acres for hiking and general nature submersion. A fire-pit with chairs and an assortment of outdoor lights allows for the option of utilizing more than just the 186sqft of the tiny house in good weather, as well as a small grill. Another spot on the bluff with a wooden bench offers up a beautiful view to the West for a good morning coffee lookout as you greet the day!
We do have two dogs of our own (Kemp German Shepard and Mingo Boarder Collie Lab Mix) who are the best natured pups, both free-range country dogs who act as our "Meet&Greet Committee". You may experience one or both of them happily leading you out as you make your way toward the tiny house. They get along with literally everyone under the sun!
