Wake up to a peaceful bushland outlook, where kangaroos are frequent visitors, and enjoy your mornings or evenings on the outdoor lounge and dining table — ideal after a round of golf or a day of exploring the valley. Guests also have access to the resort’s hillside pool throughout the summer months.

The villa includes air-conditioning, one bathroom with a bath, shower, and toilet, and the other with a shower and toilet, ensuring convenience for families or groups. Inside, the living and dining spaces provide a relaxed atmosphere for cooking, entertaining, or simply unwinding.

Perfectly positioned at the best part of the resort, a flat grassy area in front of the villa offers space for kids to play or for enjoying the outdoors. Just a short walk to the resort reception, you’ll have easy access to dinner, drinks, events, or weddings. The villa’s central Pokolbin location puts you less than 100 metres from the nearest winery and within easy reach of the region’s top attractions.

Whether you’re here to explore wineries, relax by the pool, or enjoy a quiet retreat surrounded by nature, this villa provides the perfect base for your Hunter Valley holiday.

Wi-Fi Access:
Complimentary Wi-Fi is available for guest use and is provided by the property owner. Please use the service responsibly. As the connection is managed by a third-party provider, we cannot guarantee its speed or reliability, and compensation will not be offered in the event of service disruption.

Swimming Pool Availability:
Where applicable, swimming pools will be open from the beginning of the NSW September school holidays and will close after the NSW Easter school break. Pools are maintained in accordance with seasonal and safety guidelines. Please note, the pool advertised is the owners hillside pool located within the resort as pictured.

No Party & Noise Policy:
We uphold a strict no-party and low-noise policy as mandated by NSW Short-Term Rental Accommodation legislation and local council regulations. The property is in a residential zone. Excessive noise, parties, or inappropriate behaviour may result in eviction, police involvement, and/or additional charges. We aim to offer a peaceful stay for all guests and our neighbours.

Guest Numbers & Visitors:
The number of guests listed on your booking represents the maximum allowed on the property at any time, including visitors.

Visitors may be permitted upon written request and approval.

For example, having a couple of family members visit for lunch is generally acceptable; however, hosting large gatherings without approval is not.

We are happy to accommodate reasonable requests where possible, in line with house rules and capacity limits.

Guest Registration & ID Verification:
Prior to arrival, all guests must complete an online registration form and provide valid photo identification (e.g., driver’s licence or passport). The lead guest will also need to submit names and contact numbers for all party members, to ensure we can reach someone in case of an emergency. This information is securely deleted after your stay. Access to the property will only be granted once guest verification is completed.

Travel Insurance Recommendation:
We highly recommend guests obtain domestic travel insurance to cover unexpected changes or cancellations. This can be especially helpful for issues like event cancellations, illness (including Covid), or other unforeseen disruptions.
