"i spent 3 weeks in the property, and all i can say is how fantastic it was, everything from the location, to the way that i was welcomed by Alberto and Karen. They both were so helpful and informative of the area,and really made my stay a pleasure. Although they live on site it really did not impact my privacy as they were both so cautious not to impact the holiday. "This house is perfect for staying with friends and family. The views are beautiful and the house is very well maintained and kitchen well stocked with all equipment required. The cupboard to help yourself to if you’d forgotten any essentials was a really lovely touch. The furnishings are all very tired, the kitchen chaotic, the cleanliness not up to scratch and the worst of all, NO WIFI, although this is promised. Self catering means different things in different villas, in this one, the very basics are provided to last for one day!! It is a rather large place to stay for just two people as it does have 5 bedrooms and a rather large living area, but we were very happy with it. "We were a party of 14 adults who arrived during a thunder storm. The owner was there to meet us, show us around and advise on dinner etc. The surrounding view and area is stunning, peaceful and in the countryside. The rooms are large with en suites. The kitchen is more than adequate for self catering. This property is a must, thank you for letting us stay."

"Das Landhaus war zwar etwas abgelegen, aber wunderschön in den Bergen gelegen. Wir wurden persönlich von den Gastgebern empfangen und bekamen auch wertvolle Tips für unseren Besuch in Rom und Lokalitäten in der Umgebung. Das Landhaus ist sehr gepflegt, insbesondere die tolle überdachte Terrasse und die Räumlichkeiten. Wir haben uns sehr wohl gefühlt und kommen gerne mit Familien wieder."

"Clean, with several English speaking staff, and very close to the Basilica. The breakfast attendant, Momo, was so generous and kind when a member of our party needed some extra help. He really went above and beyond. Certainly would recommend if you value cleanliness and proximity to sights and restaurants."

"We had a lovely stay at Grand Hotel San Gemini! It’s a beautifully renovated hotel with great attention to detail, located in a fantastic spot right in the old town—peaceful, quiet, and full of charm. Free parking just a few meters away was a big plus. The bed was very comfortable, and the overall atmosphere of the hotel was warm and welcoming. The staff were incredibly kind and helpful, always ready and happy to assist. The highlight for us was definitely the swimming pool—absolutely fantastic, surrounded by greenery and perfect for relaxing on a hot day. Highly recommended!."

"This hotel was beyond our expectations. Our suite was large, comfortable & spotless. The kind front desk lady let us check in early. The breakfast was plentiful & delicious. The desk got us a taxi for departure at train station. Our only regret was not staying longer. We loved this hotel & will stay here again happily. "

"Lovely old character building in a nice quiet area. Staff very friendly and helpful. Breakfast and coffee really nice. A great place to unwind and relax. Beds very comfortable and large rooms with plenty of space. Just short on plug sockets for the all important phone charging. Dog friendly so you can bring your best four-legged friend with you too. Just relax and enjoy. "

"It was kinda in the middle of the boonies. But has amazing views. Staff has a hard time speaking english but we found a way to understand each other. Overall had a lovely experience. Make sure you make transportation plans in advance it is impossible to find a taxi and buses will not get you to this location. "
