Seaside Sammy's is a simply amazing, first-tier home (there is one home between Seaside Sammy's and the beach). Seaside Sammy's is large and comfortable with high ceilings and lots of windows, making it bright and airy with incredible views that stretch from the Bay to the Gulf. This beautiful home is located on the coveted north end of the Cape (on the ever-popular White Sands Drive), where the beach is sugary-white and the Gulf water sparkles from light green to deep blue - depending on the day. Come rest, relax, and enjoy your vacation in this paradise retreat!
For your benefit, Seaside Sammy's is the only home in this neighborhood that is not gulf front BUT has a PRIVATE boardwalk to the beach. The guests in every other non-gulf front house on White Sands must walk all the way down to the public beach access.
With plenty of room for up to 10 guests, this lovely beach house has 4.5 bedrooms, 4 bathrooms, numerous upscale amenities and features, along with an elevator, a hot tub on the deck off the master suite, and a short, private boardwalk to the beach. (Please note that due to our remote location, the elevator is a convenience and is NOT guaranteed.) When you arrive, you'll find that Seaside Sammy's has an inverted floor plan, which means that all but one of the bedrooms are on the first level, while the top level has all of the common areas plus one bedroom. The top floor treats you to an incredibly spacious, open-concept kitchen, dining, living space with stunning views of the white sandy beach and the sparkling water of the Gulf. It just doesn't get much better than this!
The fantastic kitchen has absolutely everything you need for your family to prepare anything from quick and easy snacks to full gourmet meals. And with only a few restaurants nearby, most people vacationing on the Cape come prepared to eat in - and this is the perfect space to do that. This kitchen features granite countertops, stainless steel appliances including a huge French door fridge with an extra drawer, oven, smooth glass cooktop, dishwasher, microwave, and plenty of small appliances. The large kitchen island has nice bar seating for 4. In addition, there is a huge walk-in pantry that offers plenty of space to easily hold all your provisions out of sight and out of the way. There is also a convenient desk area in the kitchen for anyone who needs a space to work.
The dining table has plenty of room for everyone to sit and eat meals together or to enjoy a game night. And the living area has comfortable seating for everyone to enjoy a movie or watch your favorite team on game day. This space opens onto a wonderful covered porch with room to sit or eat outside and enjoy the spectacular views. You can enjoy seeing the sunrise over the bay each morning and also soak in the expansive views of the gulf.
To complete the top floor, there is a lovely and comfortable queen bedroom and a full bathroom with a walk-in shower. A pocket door is a nice feature that divides the common area from the bedroom area, increases privacy, and reduces noise.
On the first floor, the huge master suite has a California king bed, a very nice desk area if you need to work, and a large ensuite with an elegant free-standing soaker tub as well as a big walk-in shower with a rain head. From this private oasis, you have expansive views of the gulf as well as a large private deck with a fantastic 6-person hot tub.
The first floor also has a nice and comfortable queen room, a large room with two twin beds, and a small room with a twin over twin bunk bed for kids only (not suitable for adults). Also located on this floor is the huge laundry room and the door to your private beach boardwalk.
On the ground level, there is plenty of parking and room for a boat. You'll find a convenient fish cleaning station, an outdoor shower, along with a full bathroom - all of which makes it incredibly easy to clean up when you come in from a great day on the beach or in the bay before heading upstairs. There is also a large storage room with 2 high quality adult cruiser bikes, 2 nice kayaks with paddles and life vests, a nice beach cart, chairs, boogie boards, and plenty of room to store your own gear. And to top it all off, there is an elevator that stops on each floor to help you with luggage, supplies, and groceries.
And if you crave a crystal clear swimming pool, there is a beautiful Olympic size pool available in Rish Park - about a mile down the road from Seaside Sammy's. You will need a $6.00 daily park pass (good for up to 8 people) to enjoy the pool, but that pass will also give you access to our beautiful St. Joseph State Park!

You can tell a lot of thought was put into this home. You really only need to bring your bathing suit. The house had all the amenities and is a very short walk to the beach via your private walkway. Will definitely stay again and would recommend to anyone looking.
Great place to stay. We loved the convenience of the boardwalk. We had our parents with us and the beach was easy to access. The house was fully stocked. I think they have thought of everything. We will definitely be back!
Our stay here was excellent, the listing was very accurate the house was well kept and clean, with a lot of space for everyone. The access to the beach was easy. We will definitely look into it the next time we come back to Cape San Blas!

Quiet location but not remote; fabulous direct private walk to beach; upscale kitchen, elevator, comfortable beds, plenty of beach accessories, high ceilings, each floor beautifully laid out, covered porches with great views - accessible to everything. Away from tourist traffic. . Cape San Blas a fun area and lots of nature to explore. For all practical purposes this is a beachfront luxurious home. Perfect for multi-generational families.
We really enjoyed Seaside Sammys! The house is nicely furnished and very well maintained with a private boardwalk to the beach! There are beach toys to enjoy and nice bikes for a short ride to the state park. Ros and Carolyn are wonderful property managers who are very responsive should you need them, which we didn't except for help with an item left behind.
Wow! is an apt description of this beautiful property. Very spacious, beautifully decorated and one the cleanest rentals I have ever stayed in. Beds are very comfy and the kitchen is well stocked. You are essentially beachfront with gorgeous views from the 2 covered balconies, and easy direct access to the beach via the private walkway. The hot tub on the upper deck is amazing. Elevator is a huge plus for bringing everything in and out upon arrival and departure. The host was immediately responsive to questions. We thoroughly enjoyed our stay and plan to return!!
The house was amazing and had everything we could have needed for the week at the house and very organized! They even had everything we needed for our dog minus his life jacket. I highly recommend bringing one if you have a pup that loves the water like we do! We weren’t prepared for all the flies but a quick trip right down the road to the little grocery store and we got the bug spray needed to keep the flies off! The beach was beautiful and not crowded at all! We will definitely be back!
This house is perfect for families! It allows for all to have privacy but yet are still together! The property was very clean and neat upon check-in and displayed many amenities that made our stay easier. We will definitely be back!

Home was absolutely beautiful! The location was fantastic and having direct access to the beach was a huge plus. Everything was clean and the bedrooms were great with comfy beds!! The kitchen was well stocked which made cooking for the whole family so easy. The home was so spacious and enjoyable. Would absolutely recommend this home, we will definitely be back!!

After years of staying on St. George Island, this was our first stay at Cape San Blas. We had heard great things and were looking for a property that was closer to the beach, and had easier access to it. This was a brand new property, so we were excited to have found it with short notice. I would say our initial impression of the property was definitely negatively effected by the inaccurate description of the sleeping arrangements. As of this review posting, it still has not been corrected on the property description, although we notified the property manager immediately.
Once we adjusted to the new sleeping configuration for our family, which now required people to sleep on the pull out sofa in the main gathering area, we really enjoyed our time in this house. The pull out sofa was incredibly comfortable (the mattress is actually a blow-up mattress). The kitchen was very well stocked and other than a few other glitches (our internet connection was cut by some city workers fixing a leak at the neighbors' property, the smoke detector batteries decided to die at 3 am and one of the Rokus in the master bedroom had been taken by a previous guest and never replaced during our stay), it was a great property. Hopefully those happenstances were due to the newness of the property and will get worked out.
Just beware that the bunk bed room does not have a queen bed in it. So the house does sleep 12, but this requires using the pull out sofa (and sheets for the pull out).
