Escape to this Texas minimalist home designed by Leanne Ford and Grace Mitchell, minutes from the heart of Round Top! This cozy retreat sleeps 8+ comfortably, making it perfect for family getaways or gatherings with friends. Enjoy the serene countryside while relaxing on the porch or unwinding around the firepit under the stars. Filled with vintage finds from the antique markets, perfect for the design lover! A full privacy retreat with no visible neighbors, fenced with mechanical gate.



The Space:

All bedrooms have luxurious Matteo bedding. There are no blackout curtains in any bedroom.



BEDROOMS

Main Level:

- Primary Bedroom #1: King bed w/en-suite bathroom

- Bedroom #2: King bed w/en-suite bathroom



Second Floor Loft:

- Bedroom #3 has 4 Queen beds, all in one room.

- There is no privacy between the beds in the loft.

- There is no door to the loft.

- The steps into the loft are very steep.



All bathrooms have Aesop brand shampoo, conditioner, body/hand soap, fluffy Baina towels and hair dryer.



BATHROOMS

- Primary Bath: walk-in shower with tadelakt plaster + separate marble tub + double vanity

- Second Bath: clawfoot tub with shower + single vanity

- The bathrooms have a nature-forward touch, thoughtfully styled by the designers.



KITCHEN

- Fully stocked kitchen

HOME TRUTHS

- The Aga Stovetop/Oven can take up to 1 hour to fully heat up.

- The home is on well water and septic system.

- Well water may taste or smell differently than you're used to, but it is safe.



Guest Access:

Guests will have access to the main house. The other houses on the property are still under construction so please excuse our noise & mess!



The Neighborhood:

Located off Round Top Road, this 2.5 acre property will eventually have three homes on it. Currently, 'Round the Round is the only home available for rent. The other two homes are under construction. There may be construction noise & crews on the property during your stay.



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting HOSTIE's luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, generally aren't available in this rural area.



Other Things to Note:

- Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. Guests are required to sign a rental agreement. 



- For liability and security purposes, there are external cameras at the front, sides, and back of the house. Cameras are operational 24/7/365. Hosts may monitor external cameras at any time via a smartphone app. Cameras are not to be tampered with or covered. There are NO inside cameras.



- When you stay with HOSTIE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



- CANCELLATION POLICY: The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in, except for spring/fall/winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld, no exceptions. All guests are encouraged to purchase trip insurance.



- POTENTIAL FOR NOISE: there are other homes on this property currently under construction, usually during normal weekday business hours.



IMPORTANT NOTES:

- Must be over 25 to rent this home.

- This property does not have a TV. WiFi is available!

- There are NO room darkening shades in any of the bedrooms.

- There is a dry creek behind the property that does not have railing. This is not suitable for young children running around.



- This property MAY NOT be used for photoshoot location. If interested in using this property in such way please contact property management company prior to booking.



- Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
