"We reserved a private room for 2 people with private shower, toilet, sink. No mention of stairs. Also a kitchen for cooking given dietary concerns. When we arrived, there were 2 sets of stairs, ONE single bed and no shower! We called the property and no one responded. We had to find another last minute hotel at higher price and multiple transportation costs as a result. We would not take our shows off here, let alone sleep here! "Oak Tree Rooms was an excellent base for our New Forest weekend. I think the only drawback was the other people staying - they did like a loud conversation through a locked door, which was quite annoying! Other than that, the rooms were very comfortable indeed."

"A really nice B&B, great location, only 15 mins walk into town and the station. The room was a great size for a small double (I think thats what I booked!), very clean, local info folder. "I couldn't get in to the property. I arrived at around 7pm and put the code into the door lock and turned the handle only to find that the door was also locked with another lock I phoned the contact number on the booking confirmation only to find it was an office and nobody was there, so I left a message, I never had a reply. I rang Hotels.com, who were very helpful. But they were unable to get me a refund. I had not read the reviews for the place, but I sugest that if you want to make booking...

"Horrible room, dirt and grime everywhere. Sticky floor. Bed clearly just remade after previous guests or squatters, black hairs and pubes. Bed cushion had ominous stains! Slept fully clothed! No WiFi code despite being the selling point and even requesting it. Was told to let them know if arriving after 9pm or they couldn’t help with anything, which I did, but no response to wifi question!
