THE ROOM:

This reservation is for a private casita that, if we have other guests, will share the property's common areas, including the kitchen and pool area. If you want the entire property private, consider booking our Private Entire Property.



* Comfortable Accommodations: the casita includes a private bathroom, a ceiling fan, and personal fans over the beds to keep you cool at night. The main room on the first floor is AIR CONDITIONED, while the upstairs bedroom is equipped with fans. Please note the upstairs may be warmer.



* Fresh Linens and Towels: Arrive to made beds with fresh linens and fluffy towels for your comfort.



THE PROPERTY:



* Well-Equipped Kitchen: The Main Beach House features a fully stocked kitchen with a 6-burner stove, a standard refrigerator, and all necessary cookware. The casita also has its own private mini-fridge.



* High-Speed Internet: We provide the fastest internet available in the area (35 Mbps upload and download). Ideal for digital work or streaming.



* Security and Privacy: The property is fully enclosed by a 10-foot wall with secure gates and a private parking area. We also have 24-hour on-site security and a groundskeeper, Yerling, who is available to assist with any needs.



* Local Charm: Enjoy the rustic beauty of Playa Pochomil, complete with beachside pigs, goats and other animals, for an authentic and peaceful getaway. Sometimes you will even see turtles nesting on the beach.



ADD ON AMENITIES:



* PRIVATE CHEF - Our Private Chef will come to the Beach House and cook for you. The day before the meal they will come to the house and you will tell them what you would like to eat. They can prepare Breakfast, Lunch or Dinner. The next day they will arrive with all the ingredients and cook a private meal for you in our kitchen. You will have a private meal without leaving the Beach House. Our Chef will need at least one day's notice. So please make sure to contact us if you would like this.



The Rate for the Chef is $10 per meal plus ingredients.



* ATV RENTALS - We have on-site ATVs available for rent to ride up and down the beach. Inquire for rates - 1 day's notice required



* HORSEBACK RIDING - We can call some horses to come right to the Beach House and you can take a ride down the beach on your own horse. Inquire for rates - 1 day's notice required



* BEER AND ALCOHOL DELIVERY: Give us one day's notice, and we can order a case of cold beer or bottles of rum & other liquors to be delivered.



* SURF BOARD RENTALS: One Day's Notice Required and we'll have them delivered to the Beach House for you.

ACCESS

You have a Private Casita and free run of the property. Only location you do not have accessible are the inside of the other casitas and the 2nd floor bedroom to the Main Beach House. When there are guests of other Casitas on the property the Pool and Main House Kitchen Area are shared.



NEIGHBORHOOD

On one side is a vacant lot and the other is a small Ranchhouse that has occasional residents. The area is quite calm and peaceful and you will usually hear nothing but the rolling of the ocean waves



The closest airport is in Managua. It's a 1 hour 15 minute car ride from the airport. There are two main roads that you can travel by. One is a more straight and direct route and the other is more scenic and windy roads through the mountains. We can advise you directions based on your preference.



All Roads are paved and well maintained up until about 1000 ft before you turn to our location. For about 1000 ft you will drive on a small dirt road to the beach. You will arrive to us and our groundskeeper will open the gate for you to help you get sorted.



TRANSIT

We suggest you have a rental car from the Airport or your own transportation. The roads are all paved with the exception of the last 200 yards to the Beach House. This area is a dirt road. Managua Airport is 45 min to 1 hour away depending on Traffic and time of day. The roads to and from Managua once outside Managua are scenic and well maintained roads. The City of Managuas traffic is not great and is not enjoyable at all. It's about 15 minutes to get through Managua and get to the country roads.



We will be happy to order you a car service should you need. Cars to and From the Airport are around $65 - 80.



NOTES

The weather is a consistent 78 - 90 degrees every day just about year round. The air is not too humid and I have found it to be some of the most comfortable and enjoyable weather I have ever been to. I've traveled a lot, so when I came to Pochomil, I fell in Love.



The casita does not have Hot water; however, the bathroom in the Main House, that you are free to use, does. I have found I usually don't ever want hot water anyway as I prefer to be cooled off, but if you want it, it is available.



Please note, we do have security cameras throughout the common areas of the property for your and our protection.



We have installed a 6 stage Reverse Osmosis system for clean drinking water. No more carrying around those heavy jugs of water. Free clean drinking water is available out of the kitchen tap.



We DO have air conditioning in the casita.



Additionally. Nicaragua is a 3rd World Country. Do your research on Nicaragua and Pochomil before you come. Do not expect the area to be like Miami Beach. You will see chickens and pigs walking freely and there are not the standard 1st world accommodations in the area. Personally, I love this about the area, but there are some people and groups that this is not their thing.



If our location was in the States the rates would be 3 times higher. Be reasonable with your expectations and keep them in alignment with where you are choosing to visit. If you're concerned about everything being spic and span and super clean at all times. This is not the place for you.
