We had a lovely stay at Kokkinos villas, the views were breathtaking, the hotel room was amazing, breakfast had many options and was plentiful. They had the most accommodating staff as well, we were a bit early but they were able to help us check in a little earlier and call our rental company where we booked our ATV’s so we can explore Akrotiri while we waited. We had a wonderful stay and recommend this spot for couples, honeymooners or if you want a peaceful stay in Santorini 💕

Being further away from Oia made the stay so much quieter and relaxing. Town is a short 10 mim walk away for dining options. Recommend renting a car to explore fira and oia.

Hidden Gem 💎

This hotel is a little hidden gem. Beautiful setting, really lovely room. Very quiet and staff very helpful. Views are amazing! A few nice bars and restaurants within walking distance from the hotel. Would highly recommend here ❤️

One of the best hidden gem on the island. If you have rental car and enjoy to stay away form crowded area. The room is open to the sea ,exactly like the picture . The staff is very nice as traditional Greece people , and the breakfast is top notch.

Beautiful hotel, perfect quiet location within a short distance via car or quad bike to all the main towns and attractions! Very comfortable bed, lovely breakfast everyday, nice pool area…. And the view!!!…. is absolutely breathtaking - will definitely be back again in the future!

Beautiful views of the caldera, but it’s on a very steep hill. Going to the front desk from the rooms or carrying bags can be a struggle. Breakfast was excellent and people were very friendly and accommodating.

Wow, just wow! This place is what dreams are made of. It's not a luxury hotel you pay an arm and a leg for, but it's location, friendly staff and scenery our worth every penny. I would come back here in a heart beat and recommend it to anyone looking to stay in a quiet yet beautiful location within walking distance to restaurants and a few shops.

Relaxing place on the busy island

First of all great thank you to the whole team! Most of reviews mention the view as the best feature of the place. I would like to say that without all the people taking care of guests, being always very kind, communicative and doing best to make your stay as comfortable as possible, the view would not count. Our early arrival was served very kindly and well, additional requests were satisfied at good price and with excellent support. With all of that indeed the view is spectacular, place is quiet, within walking distance to mini market, a local cafe, restaurants of Akrotiri. The bus stop is right next to the hotel. We enjoyed being there.

Good hotel with a great view

Good hotel with a great view, rooms are comfortable but could do with a bit of attention in places (curtain missing a few hooks, bathroom tiles a tiny bit mouldy). Breakfast was good, you fill in a form of what you want rather than a buffet and hand this in before you eat. Works well and imagine cuts down on a lot of waste compared to a buffet. Pool is nice if a bit small, but the view is amazing.

The room was spacious and new, the bathroom is clean and huge. The view of the caldera is spectacular. So nice to wake up watching the sunrise. The staffs are so great. Very friendly. Aris, from the front desk was great. He recommended the boat tour and it was good. We are glad with his recommendations. Breakfast is how you like it. I will definitely stayed again.

We had a wonderful stay. Everything was perfect and the arrangement of our transfers to/from the ferry and airport were appreciated. We also enjoyed the daily breakfast. It was our first time to Santorini and we were very pleased to learn that we picked the best area of the island to stay. Quiet and peaceful, yet conveniently located to everything and an amazing view.

My wife and I visited these wonderful villas and we can't speak highly enough of them! Location: Don't be put off that it's not directly in Oai--read the reviews and you'll find many people complain about the loud noise from the busyness and congestion of people. Kokkinos Villas is very quiet. You can catch the pubic bus for just over 2 Euro, a short trip; the island is no that big (compared to Australia!) The bus station is directly opposite the Villas and a mini-market and luxury restaurant (Edge) less than 100m walking distance. It is literally located at Caldera beach. Amenities: Rooms are modern and spacious. We chose the cheaper ones without the private pool on our balcony and opted for the larger hotel pool. The air conditionig is really good! The large bed is placed facing the balcony and when you open the window shutters built into the door, you get a stunning view of the Mediterranean with the smaller islands to make the scenery breathtaking. Every day is incrediible here! Service: Rooms are serviced daily and you even get a large bottle of water daiily--handy! Staff are very friendly and bend over backwards to help you. Breakfast: You get to choose your breakfast everyday (e.g. eggs can be omelette, scrambled, fried orr boiled) and there's a very large choice. Drink as many cappuchinos as you want. We have to leave super early tomorrow morning and the staff have offered to pack us a breakfast to take with us tomorrow to eat at the airport....amazing.

Kokkinos Villas is the perfect spot if you’re looking for a spacious, peaceful stay with a stunning walk-out pool and breathtaking views! I booked this hotel for the incredible scenery and suite, and it truly exceeded my expectations. Absolutely gorgeous. The location is ideal, just a short distance from Red Beach, White Beach, and Black Beach. You can easily hop on the local bus to Red Beach and then take a water taxi to explore all three. Getting to Fira is a reasonable drive, but Oia is a bit farther, so it’s best to plan your outings in advance. Breakfast was a highlight, fresh, delicious, and made to order. You simply fill out your breakfast sheet at reception in the morning, and they bring your drinks, pastries, hot dishes, fruit, cereal, etc, right to your table. From my experience, the hotel tends to attract an older, quieter crowd who appreciate a calm atmosphere without loud music.

Friendly staff, good breakfast. Convenient to Acrotiri old town. Room very spacious but sparsely furnished; very little storage. Small sink and fridge but no cooking facility and very few implements. North facing so little sun on room balconies but good balance sun and shade around pool. Limited menu at pool bar. Exposed to wind but glass screens around pool and restaurant. Very steep gradients and steps with no prior warning. Limited parking adjacent to site but very steep and narrow access. On road to Caldera beach (10 minute steep walk) with ok beach bar and dive school but no other facilities. Views fantastic from all rooms.

Die perfekte Auszeit für uns als Paar! Von An- bis Abreise war alles super. Wir wurden herzlich begrüßt und uns wurde mit den Koffern geholfen. Parkplätze sind direkt an der Unterkunft vorhanden. Das Zimmer ist modern eingerichtet und war super sauber. Jeden Tag wurde das Zimmer aufgeräumt und noch mal frisch gemacht. Wir hatten ein Zimmer mit eigenem Whirlpool und es war der absolute Hammer. Die Aussicht von dort war einfach nur atemberaubend. Das Frühstück wird einem an den Tisch gebracht und man konnte wählen, was man haben möchte - super Service und schöne Auswahl an Produkten. Auch aus dem Frühstücksraum ein wunderschöner Ausblick auf die Caldera. Der Inhaber und das Personal sind sehr freundlich und zuvorkommend. Wir mussten sehr früh auschecken, weshalb uns noch am Abend ein Frühstückspaket gebracht wurde - sehr aufmerksam und lieb. Insgesamt kann man hier sagen, man macht nichts falsch. Preis Leistung ist top, die Lage ist super, ruhig gelegen und alles ist praktisch erreichbar. Mein Highlight ist der private Whirlpool und die mega Aussicht. Kann ich nur empfehlen.
