    Quiet hours (9:00 PM - 7:00 AM) Anyone found to be violating noise ordinances will be subject to an immediate $500 fine, in addition to city-imposed fines which can reach up to $10,000 per violation and can be removed from the property due to negligence.

    Smoking is not allowed ANYWHERE on this property due to fire danger. Violating this policy will result in forfeiture of the full security deposit, $1000 fine, and guests will be liable for the full cost of damage resulting from it.

    Cancellation Policy: Reservations can be cancelled for a full refund within 48 hours of booking. After that, reservations can be cancelled up until 7 days prior to check in for a 50% refund. No refunds are given within 7 days of check in date.

Great Place for Five Friends

Location had incredible views. The wrap around deck provided a pleasant dining option with a variety of singing birds. There was a well stocked kitchen and the host was quick to respond to a dishwasher issue. The 5 bedrooms provided each of us with our own room. The beds were comfortable with good bedding. And the bathrooms had quality towels. All in all, we had a very pleasant experience.

Sedona Vacation

The house is in a great location and has a lot of room. The views are amazing and the owner was very responsive. We did have a lot of trouble during our stay. There were a few small problems, like the hot tub being 61 degrees and food being left in the fridge from previous tenants, but we can overlook that. The big problem was the sewer system. We had the toilets backing up from day one. Water was dripping from the basement ceiling and it made a bad smell throughout the house. The owner got someone there in a timely manner to fix it, but the same issue happened again as soon as the plumber left. We were unable to shower, flush or even run water in the sink that day after hiking at the Grand Canyon all day. They did come back the next day and fix the problem, but left backed up sewer water in the shower and tub. We had to go out and buy bleach and cleaner so that we didn't have to stand in it. Hopefully these problems get fixed. If the plumbing was good, we would have really enjoyed our stay.

Can you say sunsets? Incredible views of Sedona and especially the sunsets. The house is spacious and the owner is responsive. It is an easy drive to everything Sedona has to offer.

Nicely appointed. Great bedding and soft pillows!! Host responded quickly. Clean. Sound travels through upstairs floor to lower bedrooms, and upstairs bedrooms have no sound privacy between them. Great views!! Location is wonderful.

the a/c in the bottom bedrooms were not working. We notified the host and his reply was that he would try & get a technician by. no one came and I asked for fans, no fans. It was so uncomfortable for my family staying in the downstairs 3 bedrooms. At the rate of this house it was not acceptable. I will write a bad review on the site. The icemaker & water from Refrig didn't work. There was a sewer smell in the bottom rooms. At this time we are asking for compensation.

BEWARE - Read this before renting.

We experienced many issues. The inexperienced owner gave us check-in instructions for a different property. The home was not cleaned and the hot tub water was not sanitary. We then found out that the hot water had been turned off and the heat was not working. This was the last week of December. We had to meet the heating contractor who told us he had advised the owner to replace the furnace but the owner had not done so. It was difficult to communicate with the owner since he was out of the country with limited reception and he does not have a local property manager. He had his cleaning service stop by one time to try to help with the heat. Also, 3 of the bedrooms are in the basement without windows and are difficult to heat. The owner said he was willing to work with us regarding all the problems but now is not responding. We have found that the owner is not licensed with Sedona to rent this home.

Poorest maintained property in Sedona

No heat for 5 days, outside temperature in the 40’s, 2 small children, had to wear coats inside, ice maker broken, jet tub broken, indoor fireplace broken, outdoor fire pit, no gas, blamed on me….when I asked for a refund, manager offered a refund if and only if I gave him a 5 star rating, on a very expensive week rental…extortion? How many other people has he done this with? And I rented this place on his reviews…. he should be in banned, heater repair man finally came Friday afternoon, said furnace needed replaced and the manager knew it, I stayed down there with the furnace repairman while he replaced part after part, and after an hour and a half in the 40° weather, he finally gave up and said it was unrepairable… This property should never be allowed to rent again…. We were first times users of VRBO, and really didn’t know our rights and because we waited to file a grievance until after we returned home, we are entitled to nothing from Vrbo. It’s certainly is contradictory to their ad which plainly states satisfaction guaranteed….. it clearly is not, and this property manager should be permanently removed….
