This house was completed in 2022. It is very spacious and has a lot of windows throughout. There are 7 mini split systems in the house.
There is a coffee maker and coffee provided.
There is a propane grill, as well as a fire pit available for use. Please plan to purchase firewood locally.

You have access to house and the yard that is right around the house. Please do not go exploring through the terrain as a lot of this land is private property.

This house is a little over a mile in off of the highway. The road is a maintained dirt road. Cars are fine to make the drive. If it is a heavy rain, then the road may get muddy. For this reason we recommend high clearance and capable vehicles for rainy season. The house is minutes from town center and 4 miles from the Big Bend National Park entrance.

Our neighborhood is very safe.

We have two camera devices on property. They point to the driveway and entrance area only. They are for property security only. There are no monitoring devices inside the house nor in any of the private areas of the house. The cameras are in plain view.
Guest count and pet count must be accurate at booking. Everyone on the property must be listed on the reservation. Message us if you need to update the number of guests. The nightly rate goes up with pets and larger guest counts.
No extra guests without prior approval.

Check-in is 4:00 p.m. Check-out is 10:00 a.m. Central.
Early check-in can be purchased with prior approval. It is not guaranteed unless extra staff is available, and fees apply.
Late check-out may be billed as an additional night.
We are in Central Time. Cell phones may connect to towers in Mexico and set your clock back one hour. Confirm your phone is on Central Time so you are not late and do not incur late fees.

We have two twin rollaway beds available by request.
If you booked a reservation for 7 or 8 guests they are included in the rate. We will leave them in the primary bedroom closet for you with extra linens. If you booked with 6 or fewer guests the rollaways are available for $50 each. Request them with us and pay in advance.

Guest counts past 8 require *prior approval* and an extra-guest fee (water, trash, laundry, wear and tear, and housekeeping). You must bring all extra bedding for anyone past 8.

Water

This home is off the grid, every drop counts. Limit showers to under 5 minutes if possible. Don’t run water while brushing teeth. Only run the dishwasher when full.
We recommend bringing drinking water. You can also use the Berkey filter (silver bullet) or boil the tap water. Bring paper plates and cups if you want to cut down on dishwashing.

House is on septic, flush toilet paper only. “If it’s yellow, let it mellow.”

Stay near the house. No hiking or climbing on the bluffs. Do not collect rocks, plants, or firewood. Stay at least 15 feet from cliffs, arroyos, and drop-offs. Be alert for uneven terrain, cacti, snakes, and other wildlife. Keep children in sight outdoors.

Do not feed or approach wildlife. Do not leave food, trash, grills, or coolers outside overnight. Use a flashlight after dark. Do not reach under rocks. Do not kill or move a snake, stay back and text us.

There is no hospital in Terlingua.

The driveway is compact dirt and gravel. Most vehicles do fine. After a heavy rain (rare), there may be a little mud at the highway turnoff. It usually clears within a few hours of sun.

Respect neighbors’ privacy. Quiet hours are 10:00 p.m. to 7:00 a.m.

Follow the dark-sky ordinance, use minimal lighting at night.

There are two cameras on property that monitor the entrance areas, parking area and driveway. No cameras inside the home or living spaces.

No smoking or vaping indoors.

No commercial photography or events without prior approval.
Fires, cooking, and prohibited items

Bring your own firewood. Do not leave a fire unattended. No fires when it is windy. Fires must be fully out when you are done. Fires are not recommended during burn bans.

Outdoor cooking equipment must be on flat ground, at least 20 feet from structures. Fully extinguish heat sources after use.

No fireworks, firearms, or confetti (confetti cleanup fee: $100).

Pet Policy:
No cats. Pets must be declared on the reservation at booking. An additional cleaning/damage fee of up to $500 may apply for unapproved pets.

Dogs are not allowed on beds or furniture. Pets must be crated if left alone indoors. All pets must be on a leash and under control outdoors.
Guests are responsible for any damage caused by their pets and for keeping them safe from local wildlife. The Chihuahuan Desert is home to coyotes, snakes, javelina, bears, mountain lions, and other animals that can pose a danger to pets.

Guests are responsible for the cost of any damage, extra cleaning, or losses caused by themselves, their visitors, or their pets.

Guests must follow all local laws. Illegal activity may end the stay without a refund.

We do our best to keep everything in good working order, but we cannot promise that utilities or amenities will always be available without interruption.

Your booking confirms that you understand and agree to these rules. Failure to comply may result in additional charges or ending your stay without a refund.
