"Great location to the ocean and dining. The underground parking lot was sketchy and the exit was blocked off. It was very tight trying to get turned around to exit. Very limited parking in front of the rooms. The street parking was available after hours, so that was good for overnight parking instead. We could see the ocean from our 3rd floor room, so that was nice. The sitting area inside the room was quaint. Overall a decent stay."

"This is a beautifully appointed B&B located across the street from the bay. Many rooms have a direct view. There are no TV's which keeps it serene. Breakfast is a large as you want it with adequate choices. Come early as the patios tend to get a bit cool after 45 minutes. Restaurants are within walking distance. Parking is limited, even on the street. There are a LOT of stairs, but apparently some ADA rooms as well as a couple ADA on site parking spaces."

"Would highly recommend staying here. The nice receptionist upgraded our room for free and all of the staff is very nice. The ocean view is beautiful. We had breakfast at the restaurant which was so delicious. The vanilla latte and Belgium waffle were a 10/10. "

"The hotel was definitely a 4 star, the rooms were as stated ++, We did not want a car because of the high fee to park and I was told that if we needed short dist, trans, that it was complimentary + tip of course, 290 rooms 1 vehicle, that did not work! Very poor communication on this between the front desk, concierge and the valet. We ended up walking a lot and I have a back issue. The food and service were great and reasonable priced. The views were spectacular. The weather was cold, 60 ish, which is ok for outside but the lobby which has entertainment nightly was also mid 60's. We were told that if we complained they might turn on the heat, didn't happen. The entertainment and service were great! The hotel seems to cater more to business and large group gatherings and not the young family oriented. This being said, if you are aware of this ahead of time you can make it work, Overall it was a great anniversary stay with only a few glitches!"

"The hotel is charming and in a great location, which we really enjoyed. However, the photos online don’t quite reflect the current condition of the rooms. They feel a bit dated and could use some updating. We booked for 2 rooms and one cottage for our family of 6. In the cottage, the chair cushions were torn and the blinds in our room were difficult to operate due to their age. Small details like these took away from the overall comfort. That said, the property itself has a lot of character. With some maintenance and more honest and accurate, up-to-date photos, it would better match expectations and enhance the experience."

"The house was very clean with nice bedding and towels. The kitchen was fairly well stocked. The bathrooms were somewhat small and the living room could have had more comfortable furniture. The location was good if you are able bodied to walk a bit. It was in a quiet neighborhood except for the morning seagulls, which makes it aptly named. We had a very pleasant stay overall."
