LOCATION
This is a uniquely secluded and magical place to stay in Tulum—close to nature and history, yet walking distance to downtown's restaurants and bars. Playa Paraiso and the Tulum ruins are less then 10 minutes away by bike. From the property, you're within a 10-min walk to downtown Tulum, including groceries, restaurants, bars, etc. The development is very safe, surrounded by an electric fence with gated entrance and a 24-hour security guard, so only registered guests and owners can enter. As soon as you exit the development, there is a police checkpoint on the main road. We highly recommend biking in Tulum, but there’s dedicated parking if you decide to rent a car. We can also provide a private driver or numbers for some local taxis, though you’ll usually get the best price hailing a taxi on the street.

Perfecto

Idyllic property with jungle views throughout unit. Zen design - very clean lines. The concierge Clem is first rate in communication before and during trip. Can line up tours, airport transportation and provide quick advice during stay by WhatsAp. Reliable utilities given solar power with quick hot water in the shower. The airport transport driver Gabriel was extremely punctual on both trips, friendly as well. Location is close to Centro and Tulum Ruins. Highly recommended!!

Average property and very disappointing in many respects

We were looking forward to our stay at this property and were quite disappointed. The local primary contact, Valeria, met us; after we contacted her about a few things, she decided she didn’t want us to contact her after all and told us to go through VRBO. There was quite a bit of rust in and around the unit - around the garbage can, in at least one of the bathrooms (under the faucet), outside railings, etc. This led us to believe the unit is not well kept up. Someone in our party sat in one of the hammocks and the rope attaching it to the hook promptly broke, causing a fall (he is not overweight). When this was pointed out to VRBO, the underwhelming response was “Oh sorry, I’ll let someone know.” Kitchen was under stocked/poorly set up - no dish towels, no lighting or fan over stove, no colander, no backup paper towel roll (apparently we were supposed to use only the seven pieces left on the existing roll). One bedroom gets direct sun all day, necessitating closed shades basically 24/7. But that’s ok, since there were no Mayan ruins to look at from any of the windows anyway. The unit is in the “jungle” but just off the main street in Tulum. The unit was quiet (except when people clumped on the stairs outside the unit, when the noise reverberated into the unit) but there was nowhere to walk - no nice grounds, just a trash-strewn driveway. There is more but you get the idea - you can do much better in Tulum. One positive - Jesus at the drive through gate ia a doll :)

Great room and close to everything.

Clem was outstanding and more than willing to book a tour or reservation for us. She provided a number of lists for both restaurants and tours in the area. The dryer broke but it was fixed in a timely manner. The weather sucked but everything else was great.

Beautiful place, great communication!

This listing quietly tucked off a busy major road and in a tranquil and low key setting. The property was immaculately kept and the team went above and beyond to communicate with us to answer our questions and provided great recommendations for food and tourism while we were in the area. I especially loved the yoga deck and the massive windows near the beds and the main bathroom shower with tree top views. There is new development in the area and the balcony now has views of.other condos nearby and the hot tub was not warm enough to use while we there. This was not a reflection of care and attention we received from our hosts, just something to note for future guests. Overall, it was a fantastic stay and I would recommend without hesitation!

Great Property for Couples & Adventurers

The property is beautiful and as described. The location is next to downtown but secluded and safe. All amenities are modern and very nice. The condo is best fit for couples rather than families. The highlights were the adventures Clem set up with us before hand. We had a private chef, Richy, who catered our every desire with authentic, delicious Mexican food. Just an amazing person and chef. You should ask for him. Then there was Sam who came in to make cocktails and do a Mexican rare spirits tasting. The tasting was the best we've ever had. Sam and Richy paired the food and spirits together brilliantly. World class. Then there was Pluma, who took us to see an amazing secret cenote and explain ancient Mayan culture all the way through today's customs and traditions. It was an experience not to be missed. We were treated like family by everyone. I would highly recommend this place more for couples or families with older kid. Our lil guys would probably have done better in a bigger space and less stairs but I should have known that by the listing.

Great stay!

It was an overall excellent stay the place is gorgeous. One minor issue was the noise we had to endure throughout the night into the early morning hours one evening due to the remodeling of a home across the trees from us. I assumed Mexico had some sort of noise ordinance law, maybe not. After that evening we got better sleep.

Great stay

Ben’s place was exactly as pictured. It is close enough to walk to town but far enough to stay away from the crowds in Tulum. It was also a quick drive to several cenotes. Overall we had a great stay!

Beautiful Condo

We loved our stay at Nocturna! The design and comfort of this condo was perfect for the four of us! And the the sunrise over the tops of the forest canopy from the comfort of the bed was wonderful to wake up to! Great location for going to the beach zone, or all the great restaurants in town. Also really nice to have the full kitchen to stock up for many breakfasts before heading out for the day. Great food in Tulum from really cheap good eats to some restaurants on the pricey side, but well worth it. Restaurant suggestion...Chamicos, Ukami, Farm to Table, Sabor de Mar, Antojitos La Chiapaneca, Del Cielo, and Roraima! Relaxing beach and massage on the beach...Soliman Bay / Chamicos restaurant for whole fish and ceviche! Nice tour...Mexico Kan Tours, Mayan inland expedition day tour. AND Nocturna was a great spot!!!😊😊😊😊
