I just saw the town on a hotel shuttle bus and found it clean overall. Maihama Station is nice and spacious. Felt safe even at late at night.

"We enjoyed the free breakfast. Our bags were kept while we were in Disneyland even though we were changing to another hotel. Very pleasant staff, on par with the deluxe Disney hotels. Interesting view of Space Mountain under construction. Could see some fireworks if you’re on the park side."
