The Hayloft on historic North Devon farm. Stunning edge of Exmoor location

The Hayloft is the largest of 5 beautiful and comfortable self catering cottages clustered around the courtyard of an historic North Devon farm. Set down a long driveway with no noise or passing traffic, Northcote Manor Farm (which was mentioned in the Domesday Book) is the perfect spot for a peaceful and relaxing break.
The Hayloft has an open plan living/dining and kitchen area on the first floor which comfortably accommodates 6 people and has a mezzanine floor above. Downstairs there are 3 bedrooms: a double bedroom with ensuite shower room, 2 twin bedrooms and a family bathroom. The cottage also has a private, enclosed garden which benefits from sunshine all day and which overlooks the fields.
Northcote Manor Farm offers a heated, covered swimming pool set in a beautiful walled garden as well as a games room with table tennis, pool table, table football and lots of toys and games. There is a playground and large trampoline as well as a football field for children.
The property is set in the middle of 34 acres of woods and fields including a stream and offering wonderful walking right from the cottage door. Dogs are welcome in the cottage and love the setting!
This is a great cottage for families.
Travel cot, highchair and stairgates all available for our youngest guests.

The property isn’t easy to find with just the postcode so use the Farm name as well to avoid getting lost. First impression of The Hayloft was good, everything was as the photos show. There is everything you need to enjoy a week in North Devon. Beautiful walks nearby. 25 mins from Woolacombe and 10-15 from Combe Martin. Got a Tesco delivery to the property as nearest larger store is Ilfracombe which is 25 mins away.Few things that made the review 4 rather than 5 star:Pool felt over chlorinated, the sofas were uncomfy but serviceable and the everything was ‘basic’. There wasn’t always hot water so sometimes we had to wait between showering. The host did not always reply to messages. We loved the mezzanine level for quiet reading in the evening and the overall feel was quiet and ambient. Overall, we would recommend as a very good value getaway.

2 weken rust en stilte

We konden 2 weken genieten van de rust en stilte in dit mooie stukje Engeland. Aiden en zijn familie doen er alles aan om ervoor te zorgen dat alles zeer aangenaam verloopt. We deden dagelijks uitstappen met de kinderen en moesten hiervoor nooit langer dan 30 minuten rijden. Ook de wandelingen door de weien tussen de koeien en de schapen zijn zeker de moeite waard om te doen. Topvakantie!

Amazing place would highly recommend

2nd time we have been stayed in thd hayloft lovely cottage plenty of room for a family of 6 and our dog as dog friendly. Everything you need comfortable clean and fenced garden overlooking sheep. Lovely covered swimming pool never busy and great games room for the kids and adults too. Aiden is very accommodating and very helpful. 10mins drive to combe Martin and not much further to ilfracombe or lynton and Lynmouth. Would highly recommend and will definitely return. Thanks for a lovely stay.

Devon holiday

We received no check in details before our arrival and the only information came after we asked our host how we get into the property. No details were given about whether we could park outside the property or whether to use the car park we encountered on arrival. The road was closed getting to the house. We received no notification of this and eventually found a local builder to drive us to a place where the road was open and we could reach the property. We arrived in good time in plenty of light but by the time we found a way to bypass the road closure it was pitch black at the house. In the dark conditions I scratched my car wheels against a wall, a really bad start to the holiday which could have been avoided by decent information from the host. The property itself was nice with most things catered for. The house has a shared pool but there seems to be no booking system to avoid 2 families arriving at the same time. The big problem we had was in drying out towels at this time of year. The clothes drying rack was tiny and only enough for 2 towels, not sufficient for a families needs. We enjoyed the games room, it had a pool table, table tennis table, basketball ball hoops and table football. The football field that was shown in the photos had no goals. We were not told about this on booking but on questioning this with the host were told he was waiting for a new one. We were there 5 days and no new one appeared. No badminton net as shown in photos was available.

Amazing place would definitely return

The hayloft was beautiful spacious and clean. Private garden looking over sheep fields. Games room and pool were brilliant. So quiet and near to combe Martin. Aiden was very helpful and nice. Would definitely go back.

Warm welcome

The Hayloft was spacious, clean, warm, well equipped and comfortable and the location idyllic in very rural Devon. Good facilities were available outside the house- indoor swimming pool and games room though we didn’t use them. Beautiful spot for walking if you like hills, and golden beaches in easy reach. Our hosts were very helpful both before we arrived and during our stay. Friendly without being intrusive. I was looking for a retreat from fireworks for my dog and myself with a couple of friends and the place was ideal.

Comfortable stay

Thank you Aiden and team for making us so welcome and for the Goody box for us to enjoy. Such a spacious cottage with the most comfortable beds. Everything we needed was there. Try harder with the weather next time!

Absolutely amazing

We stayed here with close family for a few days after lockdown, we wanted somewhere with peace and quiet and a place for the 2 young grandsons to enjoy . This place delivered on all fronts. From the warm welcome by Aiden the owner, to the beautiful cottage and its gardens and to the location in its gorgeous surroundings, we were blown away. We had a wonderful time, many thanks Aiden, you did us proud and we will certainly be back!

Great location and everything you need!

Remote enough to feel as though you are getting away from it all but close enough to amenities and just a short drive to the beach, the wild landscape of Exmoor or dramatic North Devon coastline. Plenty of attractions very close by such as Exmoor Zoo, Arlington Court (NT), Dinosaur and Wildlife Park and Watermouth Castle so a fabulous base with small children. On site facilities are excellent with indoor games room, swimming pool, playground and toys galore and Linda is extremely welcoming and helpful. We felt that Poppy Cottage itself would benefit from a little updating in places but it was very clean and well equipped. We would definitely consider staying here again!
