"The hotel is ok, but nothing really out of the ordinary. Staff does speak very limited english, and had to use google translate extensively to communicate. The room we booked (the largest room they had, the Family Room) is ABSOLUTELY MINUSCULE. It CANNOT fit 4 people. It was more of a non-functional APA Hotel style room (except in APA it does work...). The rooms were somewhat clean, but nothing very thorough. The shelves on top of beds were absolutely dusty. There were papers under the desks. The room was absolutely not cleaned thoroughly. We did have several incidents during our stay. The safe was non-functional for our entire stay, even though I complained about it daily. First night, the cleaning staff only put 2 towel sets back. I had to go downstairs to request 2 more towels, which the front desk wanted to charge me as "extra". Took a lot of explaining until they finally understood that those were not extra towels. The second day, we ran out of body soap. Cleaning staff did not replace it, even though we warned them in the morning that it was low. I had to walk downstairs again to request for more in the middle of family showers. The third and last day was the worse. There was no toilet paper, even though we asked them in the morning that it was also low. When I came downstairs, I started asking for names, the front desk employee refused to share his name. He also refused to share the name and contact of the hotel manager. I do not recommend this property."

"The breakfast menu was fairly average, all pre-made and not that appetising (in my option). The staff were friendly and helpful enough, but the time to check in was very slow. One of the servers in the bar took our order then preceded to take other orders, and left us for a good 5 minutes sitting at the bar with nothing....so we left. Laundry facilities were good and inexpensive. The room were very very small and we were not able to unback our bags nor even place them where there they weren't in the way. Big negative. The position of the hotel was very good; close to Gion and good restaurants and other shopping. Probably the best aspect of our stay. "

"A superb property that punches well above its price point. The hotel has a beautiful and high quality interior and exterior design. The rooms in particular are fantastic, combining highly aesthetic Japanese design influences with comfort and usability. The general quality of the materials used through is high. The staff are another highlight, clearly well trained, helpful and friendly. A delight to deal with. We very much enjoyed the breakfast offering each day, as well as the access to the executive lounge. The availability of parking on site was also very helpful during our stay. Two small suggestions for improvements would be: 1. An alternative solution for the temporary storage of guest luggage awaiting onward transfer. This is held in the lobby and diminished the stylish space somewhat. 2. The main breakfast area is very busy at peak times. Perhaps the layout of food items could be updated to reduce bottlenecks. For example, the coffee, juice and bakery stations, which tend to be the most heavily used, are all located next to one another. We were fortunate to have access to breakfast at the executive lounge. This was a much quieter and relaxing experience. The quality of the executive / suite level amenities is high and well worth considering. Overall a 10/10 property though. This was our second stay and we will definitely return. "
