This cosy self contained studio, on the lower floor of a family residence, is located in the leafy suburb of Flynn.
It comes with a fully-equipped kitchen - including fridge and freezer, oven, stove, microwave, washing machine, dryer and dishwasher. The living area caters for both work and play, with a workstation, lounge and TV, and free wifi.
This listing is not appropriate for smokers. On weekends, surrounding children`s noise can be particularly noticeable. For visitors who intend to spend the entire weekend at the property, weekend bookings are not advised.
As you approach the property with your own private driveway, you’ll spot the covered patio private entrance with chairs and a table.
Just a heads up, I have some lovely little neighbours upstairs who happen to be children, so you might hear footsteps above and some joyful playing from time to time. They usually play for a few hours in the afternoon and early evening, but they are well-behaved and usually settle down by bedtime.
Upon entering the property, you will see the inviting queen size bed with the added comfort of an electric blanket; and a duck down doona/duvet for your sleeping comfort. The wardrobe is stocked with hangers, an ironing board and iron for your convenience.
The living room contains a two-seater sofa, a Smart TV which has access to all local channels (Note that we don`t provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account), books as well as a height adjustable large desk and lamp in case you need a comfortable workspace.
Newly installed double glazed windows, blockout curtains and crimsafe screen door. Take note that the sofa is not suitable for sleeping.
The spacious updated kitchen is fully functional including a stove, oven, microwave, dishwasher, full size fridge and freezer, washer, dryer (a clothes horse is provided for an eco-friendly drying option) toaster, kettle, cutlery, utensils and crockery. A breakfast bar offers two bar stools.
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
The spacious bathroom provides you with a large shower with shampoo, conditioner and body wash. A hair dryer is also provided for added convenience. Tastic heat lamps provide added warmth.
Reverse cycle air-conditioning/heating keeps the space cosy or cool depending on your preference.
• While very private, the unit is located below the kitchen and family meals area of the home above so you will hear activity upstairs at breakfast and late afternoon. Due to the proximity to the above house, the space is not suitable for entertaining/parties/events. There’s plenty of fantastic restaurants and clubs not too far away which are perfect for these occasions!
• As the property is in a residential area guests must be considerate of neighbours and limit noise as appropriate during the day and after 10 pm.
• The property isn’t a hotel – we expect that you’ll treat the property with the same respect as you would your close friend’s home.
• The entire property is non-smoking – both internally and externally for the health and safety of the environment.
• Parties are not allowed.
• This property is not suitable for pets.
• There is an internal step between the bedroom and the living area.
• There is no internal access between the upstairs house and the unit, and with separate driveways, you can be assured of privacy.
• You will hear occasional passing road traffic mostly in the morning and late afternoon, overnight is generally very quiet.
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge

This property is located in a leafy, beautiful Canberra suburb with access to a bus stop to take you to the local town centre and City. It’s a short drive or 20-minute walk to the local shops with a wide range of restaurants, supermarket, health clubs, ATM, post office, chemist and fast food outlets.
By car:
- 7 minutes to Belconnen Town Centre
- 20 minutes’ drive to Canberra City
- 25 minutes to the Airport.
We are locals so can provide lots of recommendations for your stay in Canberra.
This property is not suitable for self-isolation or stay at home purposes. Please do not book if you need to self-isolate as part of ACT government requirements.
We don`t provide HDMI cable however, you can bring your own if you wish to connect your laptop with the TV.
NO SMOKING
If you are a smoker (even an outside smoker), please do not book this accommodation. The smell of smoke remains on clothing and therefore transfers off onto furnishings in the house.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
