Historic 3 Bedroom Home
Summary:
Located blocks from downtown, this spacious historic home sleeps up to 6 guests. Within 7 blocks of shops, restaurants and breweries. Located across the street from beautiful Klutho Park which offers walking paths, tennis courts, a playground and an 18 hole disc golf course. This house boasts 4 decks, 2 upstairs and 2 downstairs which includes an outdoor dining space. Whether taking in an NFL game, a concert or enjoying a relaxing stay, this home checks all the boxes!
The Space:
You have full access to the entire house and yard. The space is very clean and comfortable.
This is a 3 bedroom with 1 king and 2 queen beds. There is also a travel bassinet if needed. All 3 bedrooms are located upstairs, as well as the 2 full bathrooms. There is a half bath downstairs.
The kitchen is fully stocked with all pots, pans and utensils. There is a coffee maker with coffee, sugar and creamer provided. The refrigerator provides ice and filtered water. There is a microwave as well as a toaster.
The laundry room has a washer and dryer for guests to use. There is laundry soap, fabric softener and dryer sheets provided.
*Note: Due to the hard freeze this winter, the plants in the yard no longer look like the picture. We are waiting for the warm spring weather to return to see what will come back and what we will need to replace.
Guest Access:
Guests have full access to everything the property offers, there is no shared spaces.
The Neighborhood:
Springfield is a historic district with homes under multiple stages of revitalization. The neighborhood is walkable with retail, dining and breweries a few blocks away. Downtown is approximately 1 mile away with easy access to TIAA Bank Field (1.5 miles), Daily Place Amphitheater (2 miles) and the Vystar Veterans Memorial Arena (1.3 miles). It is 14 miles from Jacksonville International Airport and 16 miles from the beaches.
Getting Around:
Public transportation is minimal in Jacksonville in general. You are a few blocks north of the downtown bus terminal if you would like to use that.
There is also the Skyway if you would like to take a short trip around the urban core area.
Uber and Lyft both operate in Jacksonville so these are excellent resources if you don't feel like driving/don't have access to a car.

PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.
We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This house is NOT pet friendly so if you are traveling with a non-service animal, please message us prior to confirming a reservation so we can assist you with identifying an alternative property we can host you at. If you are bringing a service animal with you, please message communicate this prior to check-in.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early***
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
Gatherings/parties of any kind are strictly forbidden at this property.
If you host a gathering/party/event at this property we will levy a $1000 fine.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $150
1-2 hr early arrival/late departure: $300
2-3 hr early arrival/late departure: $450
3+ hr early arrival/late departure: $600 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a smart thermostat in place on each floor of the house and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
