Living space
An open-concept layout connects the kitchen, dining, and living area in one expansive, light-filled space. A 75` 4K Smart TV anchors the main living room, paired with a large sectional sofa ideal for movie nights or game days. Dimmable recessed lighting lets you set the right ambiance at any hour, and an oval dining table seats up to six. Board games and puzzles are stocked in the cabinets for off-screen entertainment, and a dedicated work-from-home desk area with a large desk and comfortable chair is tucked in conveniently on the main floor.

Sleeping arrangements
The main-floor primary bedroom features a king bed, a 55` Samsung 4K Smart TV, an oversized plush recliner, blackout roller shades, a ceiling fan, and a spacious walk-in closet. The en-suite bathroom includes dual sinks and a large walk-in shower. Upstairs, the second bedroom offers a king bed, 55` Smart TV, walk-in closet, blackout roller shades, and a ceiling fan, with access to a shared bathroom featuring a shower/tub combo. The third bedroom mirrors the same setup - king bed, 55` Smart TV, closet, blackout roller shades, and a ceiling fan - with shared access to the same upstairs bathroom.

Game room
The upstairs bonus living area doubles as a game room right beside the secondary bedrooms. It comes equipped with a Golden Tee arcade golf game, a Skee-Ball arcade machine, a queen sleeper sofa bed, a 55` Samsung Smart TV, and a ceiling fan - a perfect retreat for kids or a late-night gaming session.

Kitchen & dining
The fully equipped kitchen features stainless steel appliances, white quartz countertops, and a center island with four bar stools. A large pantry and a full suite of cookware are at your disposal, alongside a drip coffee maker and Nespresso Vertuo machine, toaster, blender, wine glasses, baking sheet, and bar essentials. The kitchen includes a dishwasher, full-size refrigerator and freezer, stove, and oven. Starter supplies are provided on arrival: trash bags, paper towels, sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry pods. Pool-friendly plastic drinkware is available alongside a full glassware set.

Bathrooms
The en-suite master bathroom offers dual sinks and a walk-in shower. The shared upstairs bathroom features a shower/tub combo, and a half bathroom is conveniently located on the main floor. All bathrooms are stocked with shampoo, conditioner, body wash, and a hair dryer.

Laundry & extras
An in-unit high-capacity washer and dryer handle laundry with ease, and an iron with a small ironing board is provided. The home comes with pool towels, a rolling ice chest, and a farmers market cart for easy transport to the community center, plus plenty of towels, sheets, blankets, and pillows throughout.

A 2-car private garage, with additional free driveway parking for two vehicles and free street parking available nearby.

Community access
Signature PGA West is a guard-gated community - key FOBs are provided for access during your stay. Just 75 steps from the front door, the recently upgraded clubhouse features a heated resort-style shared outdoor pool (open year-round, 7:00 AM - 10:00 PM), a shared hot tub set to 101°F (open year-round, 7:00 AM - 10:00 PM), a shared gym and fitness center, an outdoor BBQ kitchen, bocce ball, and shuffleboard. The community is surrounded by six world-class golf courses.

Location
The home sits less than 4 miles from the Empire Polo Fields - home to Coachella and Stagecoach festivals - roughly a 15-minute bike ride away. Old Town La Quinta is 5-7 minutes out, the Indian Wells Tennis Garden is 10-15 minutes, Palm Desert and El Paseo are 15-20 minutes, and Downtown Palm Springs and the airport are 30-40 minutes away. Los Angeles, Orange County, and San Diego are approximately 2 hours without traffic. Highway 111 is close by, with Costco, Target, Coffee Bean, Starbucks, and a mix of local favorites all within easy reach. I-10 is less than 15 minutes away.

Check-in is after 4:00 PM and check-out is by 11:00 AM - early check-in and late check-out may be available at no extra fee, subject to availability. The home uses keyless entry; a unique door code is issued per reservation. No cats are permitted; certain non-shedding hypoallergenic dogs 25 lbs or less may be considered at an additional fee - please note there is no fenced yard on the property. Mid-stay cleaning is available for an additional fee. An exterior security camera is posted above the garage door in the alleyway. We do not recommend shipping packages directly to the property.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
