Property Maintenance

Our pool technician and landscaper visit the property on a regular scheduled basis to ensure everything is well maintained and in top condition. Please note that they service the outdoor areas only and will never enter the home. Feel free to message us anytime should you wish to know their schedule!

House Rules

- Use the pool, hot tub, and exercise equipment at your own risk.
- Smoke only in the backyard. DO NOT SMOKE INSIDE THE HOUSE!
- Pets (dogs) are welcome. We charge a pet fee per dog per night; please ask us how much. We accept dogs over 1 year old. Let us know ASAP, before check-in, if you have a pet. Unreported pets will be charged automatically and may be grounds for booking cancellation without a refund.
- Please update your guest count for insurance purposes; additional fees may apply.
- When cancelling a reservation, processing fees will not be refunded.

ATTENTION

To help ensure all local ordinances are followed as required by our business license, particularly those preventing unlawful parties, events, and other disturbances, please carefully review the following rules. Parties, large gatherings exceeding the maximum permitted occupancy, and other disturbances will not be tolerated. Thank you for understanding.

As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all applicable city ordinances and house rules disclosed before booking.

1. NO parties of any kind. Due to city ordinances, parties are not allowed at the property.
2. NO fireworks of any kind. Absolutely no fireworks are allowed on or around the property at any time.
3. NO disturbing noises of any kind. The use of microphones and speakers for singing, speaking, and playing music must be kept indoors and must not disturb the neighbors. No loud music after 10:00 PM.
4. NO street parking. All vehicles must be parked in the designated areas within the property. No commercial vehicles are allowed.
5. NO more than 7 vehicles. Due to city ordinances, only a limited number of vehicles are allowed.
6. NO neighborhood disturbances. This includes racing, revving, and spinning out cars or motorcycles on or around the property. Most importantly, do not disturb the neighbors. NO EXCEPTIONS!
7. If any neighbor or authority contacts us during your stay to report a violation of any of the above rules, the incident will be reported to the booking platform, and you may be required to leave the property immediately without a refund.
8. Pets are allowed only with the property owner's approval and payment of the pet fee. Unauthorized pets may result in booking cancellation and/or a $1,000 fine.
9. Please update your guest count for insurance purposes; additional fees may apply. When cancelling a reservation, processing fees will not be refunded.
10. For your protection, as in hotels, security cameras are installed in the front yard and backyard, covering the outside premises.

Pool, Hot Tub, Sauna, and Exercise Equipment Safety Notice

At no time is there a lifeguard on duty. Guests are responsible for the safe operation and use of the hot tub, pool, sauna, and exercise equipment during their stay.

Use of the hot tub, pool, sauna, and exercise equipment involves certain risks, including but not limited to:

1. Drowning.
2. Risk of injury resulting from possible malfunction of the hot tub, pool, sauna, or related equipment.
3. Risk of injury resulting from tripping or falling over obstacles in the hot tub, pool, sauna, or surrounding areas.
4. Risk of injury resulting from unsupervised divers and swimmers colliding.
5. Risk of other injuries resulting from participating in any activity in the hot tub, pool, sauna, or surrounding areas.

All guests acknowledge the risks associated with using these facilities and agree to use the hot tub, pool, sauna, exercise equipment, and entire property at their own risk.

1. TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) arising from your use of the hot tub, pool, sauna, or exercise equipment.
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that you or your next of kin may suffer in connection with your use of the hot tub, pool, sauna, exercise equipment, or related areas, to the extent permitted by law.
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from liability for property damage or personal injury to any third party resulting from the use of the hot tub, pool, sauna, or exercise equipment, to the extent permitted by law.
4. To verify that you are over the age of 18 and acknowledge that you are responsible for adhering to all property rules and following the usage instructions for the hot tub, pool, sauna, and exercise equipment.
5. To acknowledge that this house rules and risk acknowledgment agreement is intended to be binding upon you and your heirs, next of kin, executors, administrators, and assigns, to the extent permitted by law.

By accepting this reservation, all guests acknowledge and assume the risks of harm arising from their use of the premises and from the use of the premises by anyone they invite onto the property.
