Clean, comfortable room, with enough food for a good breakfast. A little out of the centre of Lincoln, maybe 1 mile, which if your happy with then this property offers excellent value for money.

Easy check in with the self serve function. Room easy to find. Felt like the building was quite tired. A fair few little maintenance niggles. Squeaky doors, handles missing from wardrobe etc. Breakfast wasn’t a continental breakfast, was quite poor in options really. Ended up having to have breakfast out. The bed was comfy one side and then the other side was lumpy. The pillows AWFUL! I understand it’s on a main road but it sounded like loads of gaps in the windows as it felt like you was on the road. Couldn’t control the heating in the room. Central heating on all night/day. I understand it wasn’t on the expensive side of hotel/guest room. But something like a comfy pillow and bed is bare minimum you expect.

The beds were very comfortable and there was plenty of space in the room It is situated on quite a busy road but I had earplugs so not a problem. The breakfast is left in your room for you to take to the shared kitchen and prepare, I hadn't seen that before but there was more than enough food. Overall very satisfactory.

I stayed 1 night for work, the place was tidy and clean, I was in a room at the front of the property so could hear road traffic. It wasn’t too noisy. Kitchen area was clean and tidy, bed was comfortable. Parking only for 5 vehicles if people park correctly. I would stay again as it’s good location for travel to the centre of Lincoln isn’t to far away. But its convenient for my work place when I’m in Lincoln.

We enjoyed our stay. Liked the use of the lounge and well equipped kitchen. Good size room, clean ,parking. About 20min walk into Lincoln or bus route around the corner. Good value.

It was very clean and warm but was advertised with a continental breakfast. There was no breakfast other than 4 slices of bread in the room with cheese and a yoghurt in the fridge. Very poor!

Fantastic room and a lovely set up in a great loca

Fantastic stay in this great accommodation. We had a great room which was spacious and had continental breakfast provided. The parking was on site and we had no problems with it. Shops and restaurants only 5 minutes walk. Phoniex Chinese restaurant is brilliant. City center only 15 minutes away. Great place to stay and a lovely city. Highly recommend.

Loved this place. Not 5 star posh but 5 star different in a good way. Self check in easy peasy and room was just like being a home but tidier! Nice little breakfast bits in room and a lovely kitchen downstairs to use. Excellent price for a good night's sleep. Road was a little noisy but I use earplugs so no worries for me there anyway. Would recommend for a night or 2.

Mediocre stay, property very clean and set out to a high standard. The beds were very soft and hard to sleep on not very comfortable. The heating was very high and made for an uncomfortable evening. Other than that a great stay and good value for money for a night to stay. -fyi the bread in the sandwich bags was a weird touch.

Overall, an enjoyable ovenight stay. Room very clean as was the en suite facility. Bed comfortable too. Good to have access to an electric fan and room fridge too. Slightly disappointed with the continental breakfast. Was expecting danish pastfies not breaf and jam. Parking for drivers new to Lincoln could be explained in a little more detail Would certainly stay again if in Lincoln.

Pros: Good value for money, the contactless check in was easy and efficient. Lounge area was nice and the kitchen well equipped. Cons: On a busy road so lots of traffic noise, earbuds were provided but didn't help much. Venetian blinds not that effective at blocking the morning sun.
