"The house was great and just what we needed for a short stay. It would have been wonderful if we had been able to stay longer as well. The beach was a short walk over the flower bridge and restaurants were close by as well. The only small issue we had was that we emailed to ask if we could check in early and we got no response. Our flight was changed and we were in before noon and our check in time wasn't until 4. It worked out, but I wish I had received a response at least, but this was a small thing and in the end...all was well."

"The property is in a perfect location - across the street is the beach and pier and in the opposite direction it is steps from the Fun Zone and the Balboa Ferry. They have valet parking but it is expensive. We parked in the public parking and had no trouble. They have a included continental breakfast with prepackaged muffins but literally on the corner is a nice restaurant for breakfast and in the "lobby" (breezeway at the bottom of the stairs) is a restaurant we did not eat at but is convenient. The pool is small and the jacuzzi was busy. We did not use them but they are on property. The place is bigger than it looks - it is mostly on the second and third floors above the shops and restaurant at street level. The room was smallish but the bed was nice."

"The property overall was great for our family vacation. You can't beat the proximity to the beach, restaurants, and unbelievable views. The beds were very comfortable and we had plenty of space. Communication with the host after arrival was excellent as we always received responses and solutions quickly. However, a few things to note given the how costly the property was:-The photos online made the space appear more modern but it was fairly outdated (bathrooms, carpet, non sturdy staircase, no AC, old/uncomfortable indoor/patio furniture, mirrors on ceilings)-Upon arrival, there was a consistent ant problem in the kitchen that never subsided. -Prior to check in, we inquired if the house came with generic beach equipment given it's a beach house and we're told that it did not so to bring what we anticipated wanting/ needing. We ended up having to take multiple vehicles packing beach chairs, towels, toys, umbrellas, portable crib and more. Come to find the property did in fact have almost everything we inquired about/ packed which was frustrating as we could have all fit in one car and wouldn't have had to buy/ pack half of the amount that what we did. -After 4 days into our trip, we realized there was a patio umbrella in the garage that was meant for backyard. It was too heavy for any of us to move so we weren't able to use it which was disappointing as there was no shade once it hit around 11am. - hot tub did not work / was not accessible."

"We’ve been renting both cottages for the past 13+ years, It’s a tradition we look forward to each year. The cottages are spotless, fresh, and well maintained. Communication with the rental agency has always been exceptional. They’re friendly, responsive, and make everything completely seamless. The location is hard to beat!! The owner clearly takes extreme pride in their property. After so many wonderful years, we are already anticipating and looking forward to the memories we will continue to make next year! Thank you Lynn and Scott!"

"A very convenient location and very appropriate home for our surplus out of state guests. They enjoyed the location to walk to PCH for breakfast and on to beach. Also the house properly accommodated all appreciative family guests. Thank you to host for being so attentive and helpful. I recommend this lodging in Newport Beach!"

"I am so grateful we found this property. I rented it for my mom while she was visiting me after recently moving out of state and missing Newport Beach. Balboa Island was the perfect location for her because everything is so walkable and there is always something to do. Since she didn’t have a car, it could not have worked out better. The cottage itself was absolutely adorable, charming, spotless, and incredibly well-kept. It was close enough to Main Street to easily enjoy everything, yet far enough away to feel peaceful and quiet. The fenced in property also gave it a very private, cozy feel that made it feel like home right away. The cottage was fully stocked with everything we needed, and there was plenty of seating when our family came over for dinner. Check-in and check-out were both seamless, and Scott went above and beyond with thoughtful touches like a handwritten card, a bottle of wine, and water bottles waiting for us upon arrival. My mom loved her stay so much that we extended it for another night! I highly recommend iTrip and this beautiful property. I already know I’ll be renting this cottage every time my mom comes to visit. On top of everything else, the price is incredible for what you get!"
