"Great location for river access (about 0.2 mile down to the waterfront), perfect spots for swimming and deeper holes for good fishing. The beach area was clean and the privacy was nice. Everything we needed for cooking was provided, we did not use the fire pit due to the dry conditions and windy days but the setup for outdoor gatherings is nice. Comfortable beds and goos shower water pressure. "

"Set up of house is amazing, love that there are 4 king size beds! The pool is small, but perfect for young kids to enjoy. It would be nice to have a set of beach towels for the pool, and more blankets to cozy up with. Management is responsive within a few hours. The pool heating was not working and after some back and forth with management, we only got half of the refund. Overall it was a great space for a few families to get together for a few days. "

"Hot tub was not ready when we got there so we couldn’t use it the first night. The manager did respond quickly though and we got to use it the next night. The linens for the hideabed were just tossed in the closet. But also had nice amenities like trash bags, coffee, and detergent! "

"The farmhouse was everything we needed and more! The hostess was so easy to reach, and we were able to effectively communicate even before our check-in time to ask questions and coordinate dropping off a few things early, prior to check-in at 3pm. The hostess was so kind and accommodating. The property is lovely and is only a short 10-15-minute drive from wineries, groceries, restaurants, etc. in Kingsland. Bring a swimsuit as they have the heated cowboy pool and there is a crossing of the river a short drive from the house where locals swim and fish. The fire pit was so nice. The house itself fit our group of 7 (6 adults and 1 child) just fine. There are sliding barn doors to close off the room with the twin beds and futon to make it into it's own room at night. Then, the living room has a pull out couch, and the primary bedroom has the king bed. There are two bathrooms but only one has a shower. There is an outdoor shower for after you use the pool. We loved that the property was dog friendly. Just be aware that you will need to keep your dog leashed when outside as there are precious farm cats hanging around. I look forward to staying here again even with just the 3 members of my immediate family. There are options to rent the other lodging accommodations on-site as well for larger groups. Highly recommend this for your stay In Llano County! "

"This was the perfect home for our last minute getaway. We only needed to worry about food because the kitchen was stocked with everything you could need. We have stayed in this area 4 times and this is my favorite river/water access for kayaking and playing in the sand. The pool is amazing. It was too cold to fully enjoy it but you hardly see pools this deep. Look forward to staying again. "
