Seasonal Road Closure Notice: HWY 120 (Tioga Pass) generally closes for the winter from late October through late summer. The unit was nice and spacious and close to shopping and dining. There was a rec room with pool tables and laundry but I was disappointed that the pool and jacuzzi were unavailable due to maintenance.

The property was cozy and close to everything and had plenty of parking. The rooms and beds were comfortable and the place was clean. It definitely has an older cabin feel but we didnt mind it. It could use some newer linens and sheets and pillows.

This place is totally stoked with everything you need. Cozy beds, every kitchen dish, cooking utensil, serving tray, cooking tray etc. you could need. The fireplace is AWESOME! We loved it.

WON'T COME BACK TO ANY PROPERTIES MANAGED BY MAMMOTH MOUNTAIN RESERVATIONS. Room is clean. However, the space is very old and very outdated. Furniture looks well past its years. Space is cold even with heat at max setting. When there is heat, it's uneven. Exhaust fan in bathroom makes loud and strange noise. Shower is warm and pressure is reasonable. Kitchen is efficient. WiFi is provided, both regular and 5G. However, NONE is working the entire time, even after the router being reset several times. Phone signal is weak in the unit. Communication with staff is a MAJOR issue. No responses to my emails regarding issues inside the unit. The office is off-site, 2.5 miles away - that's not helpful. During peak checkout time (Sunday morning), there should be staff at the site to collect keys, or keys should be left in the units, so guests don't have to make to the trip to the office just to drop off the keys. When I called about option to leave the keys in the unit, a cold answer was "No, the keys have to be returned to the office for the housekeeping staff". Don't they need to go there to clean the unit right after that? The whole reason for me to pay a premium to be closer to the ski lift so I can get to the lift quickly in the morning. But here, I had to drive down to the town to return the keys and then drive back up past where I was to get to the lift. Doesn't make any sense. If I had to drive to town, there are many cheaper and better choices.

Spacious

Parking was a breeze with plenty of space, making arrival smooth and stress-free. Check-in required a quick stop in town to pick up the keys, which added a small extra step but wasn’t a major inconvenience. The walk to Canyon Lodge was definitely a workout, with a steeper incline than some other properties. Due to road closures, the most direct route was unavailable, leading to a longer detour. As for connectivity, T-Mobile service was spotty, and the WiFi wasn’t working, which was a hassle, but gave us a chance to unplug and enjoy the natural beauty without distractions. If you’re looking to disconnect from the digital world and fully embrace the mountain experience, this is the perfect place to do it!

Very comfortable and clean place to stay. If you need wifi this is not your place. The only wifi seems to be in the rec room and it's open limited hours and drops frequently. Small mountain town unreliable internet. Other than that we had a wonderful time at the condo.

Nice place to stay, clean and no smelly carpet. There is one issue though, runs out of hot water, you have to wait 30 minutes to an hour to have hot water. Overall we’re satisfied with our stay. 👍

Wonderful location to the Lakes Basin! There was a shuttle that brought us directly to the gorgeous twin lakes! It was SO convenient to the village and the mountains. My kids had an awesome time playing in the Rec center, jacuzzi and in the giant snow hills in July!! The 2023 water supply was so spectacular!

Fantastic condo. Perfect for anyone looking for a cozy weekend in the mountains. The condo was well stocked, and the recreation area (hot tub, pool table, ping pong, foosball) is a great place to wait out a storm. 10/10 would come back.

This condo had everything I was looking for. Visiting Mammoth to enjoy the Village wine walk, I wanted one that was within walking distance, easy downhill walk to get there, a little incline walking back but not bad. The only reason I took a star away is because the jacuzzi was not working the one night we really needed it, after a day of hiking. We did use it the night before and it was perfect. The location of the condo is just steps away from the pool, jacuzzi and BBQ’s. The kitchen is very well equipped, the deck is nice to soak in the morning sun. Very comfortable, I will stay here again.

Everything is condo is very old and it doesn't look like the condo has been maintained for a long long time. We paid a lot per night and what we got was a 2 star hotel with close to zero amenities and no room service to change the towel or bedsheets and the place is far from the lifts so you have to drive and pay for another parking by the lifts. The location to the center is good so with a few minutes drive you can to restaurants and shops. But I would never ever stay there.
