This home is located in the quiet and secluded Terra Heights neighborhood! Lots of families and older generations who are typically to themselves but may be out and about to say hi. The views from any part of this neighborhood have the chance to be able to see the beautiful rolling hills of Manhattan, and on the higher `levels` of the neighborhood (as this home is) you can see the great Tuttle Lake and its amazing sunrise views!
When turning into the neighborhood, you`ll basically follow the road all the way up until you reach the home. It`s a few houses from the very end but has a large parking area and driveway. You can`t miss it! There should be plenty of space for all vehicles to be parked on the property parking area. Please try not to park anywhere in the street as we want to keep it clear as best as possible for our neighbors!
RENTAL AGREEMENT AND SECURITY DEPOSIT: After booking, we will ask you to sign a rental agreement that includes the house rules and approval for a security pre-auth hold of $350 that will be released on your card pending any damages to the property.
Here are the things that we expect from you as a Guest:
SMOKING
-No smoking inside the unit or on unit property within 20 feet from the home.
-If there is a violation of the no smoking policy, there will be an extra charge fee of $400. This includes finding any cigarettes butts (or anything similar) scattered on the property.
-The term Smoking used here includes Marijuana, Cigarettes or anything of the like. This also includes any form of vaping.

-NO STREET DRUGS are allowed on the property
PETS
-No pets are allowed inside the unit, unless otherwise approved with host under certain stipulations.
PARTIES/EVENTS
-There are to be no parties or events held on the property. In regard to small gatherings, greater than the listed capacity (12), please communicate with host to be approved or denied based on the nature of the gathering.
-Please see Airbnb guidelines about parties/events for further details.
CLEANING
-If the guest`s stay results in excess mess that requires more than the typical cleaning procedure, there will be an extra cleaning fee of $300.
QUIET HOURS
-We do have specified quite hours implemented in our guidelines and guests are expected to be aware of the guidelines for those quiet hours. In fewer words, respect any surrounding neighbors or guests in other units. Please be mindful.
-Any complaints will be addressed on a case-by-case basis and may result in extra incurred costs to The Guest.
-No camping is allowed.
DAMAGES/STOLEN ITEMS
-If an item on the property is broken or damaged as a result of the Guest, a photo is to be taken of the damaged item and sent immediately to the Host. Fees will be incurred based on the item cost to fix or replace said item (if the item cannot be fixed to an acceptable/safe standard).
-Accidents happen. If there is an accident, please reach out immediately to report the issue.
-If an item is taken from the property, the Guest will be charged for the full price of the item to replace if not returned within 24 hours of checking out. Exceptions are made if Guest is actively trying to return item, by communicating with the Host, but it takes more than 24 hours. The limit is three days, otherwise the Host will have to charge for the replacement of the item.
These rules are not to limit you as a Guest but to ensure the consideration of neighbors and the property. Ultimately, we want you to enjoy your time with us! Feel free to reach out to us about any questions you might have in regard to any of the house rules.
