Main Description The Stables at Birch Cleave Barnsin Simonsbath is a traditional stone building that has recently been renovated to a high standard, incorporating all modern conveniences to ensure a comfortable and enjoyable stay. The property is all on the ground floor with just one step up through the front door. Sorry, no guests under 18 years of age.

The Stables is one of three unique, detached barn conversions in the centre of Simonsbath, set back from the road within a pretty walled garden.
Indoor Description The kitchen area is compact yet well-equipped and includes fridge (with small freezer compartment), dishwasher, instant boiling water tap, washing machine, tumble dryer, and electric oven and hob. Other equipment includes toaster, kettle, cafetière, variety of cookware, kitchen utensils, cutlery, crockery and glasses. A Nespresso coffee machine has been added, and a few coffee pods will be left for you.
There is a dining table with seating for 4 between the kitchen and living areas.
The living area has a television with Freesat, and wifi is available throughout the property at no extra cost. An iron and ironing board, and hairdryers are all provided for your convenience.
Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and there is a wood-burner in the living room. Logs, kindling and a lighter will be provided to get you started with the wood-burner. Further logs can be purchased at the village shop in Exford or Withypool.
Both bedrooms have storage and hanging space and USB charge points. Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips.
There can be limited mobile phone signal in parts of Exmoor (due to the rural nature of the area and the beautiful moorlands, hills, valleys and woodlands). Mobile phone signal in Simonsbath can be patchy (depending on your provider) but free wifi is included with the accommodation price, and you can use wifi calling for keeping in touch with home if you need to.
Up to 2 well-behaved dogs welcome for supplement of £20 per dog. Please do not allow them on the furniture or beds please, thank you for your cooperation.
Outdoor Description The garden area (not enclosed) surrounds the property, and includes outside furniture and a firepit BBQ (guests to bring their own logs, charcoal for the BBQ).
There is one other property (sleeps 2) on the same site, the cottages are set in an open plan area but each one has its own space.
The Exmoor Forest Inn is just across the road, so your can pop out to eat or for a few drinks without having to get in the car. There is a village store in Exford about four miles away, or a mini-supermarket at Wheddon Cross.
If you wish to bring your horse on holiday with you, stabling for up to 2 horses is available to the rear of the property. Stables are charged at £15 per horse per night.
Parking Off-road parking for two cars is available directly outside the property.
Pets Description Dogs: Up to 2 dogs welcome for £20 each. Please do not allow your dogs on the beds or furniture.

Bedding should be pellets or wood-shavings only. A water tap is located adjacent to the stables, and a hose is provided. The stables must be left as they were found, with all materials removed and placed in area provided. Sorry, no turnout is available.

Christmas / New Year Christmas and New year we provide a wreath on the entrance door, a Christmas tree and some decorations within the property. We aim to make it festive for our guests.
The region
Simonsbath is a tiny hamlet deep in the heart of Exmoor National Park, where the River Barle meets Ashcombe Water amid wild, open moorland.
Once the centre of the Royal Forest of Exmoor, Simonsbath retains an atmosphere of true remoteness and unspoilt beauty. The hamlet was transformed in the 19th century when the Knight family purchased and began reclaiming the former royal hunting forest, building farmsteads, roads, and plantations across the surrounding moorland. Today, a handful of stone cottages, the renowned Exmoor Forest Inn, and Simonsbath House are all that make up this peaceful settlement.
A Remote Moorland Setting
This is one of the most secluded corners of Exmoor. The surrounding landscape is dominated by rolling open moorland, deep river valleys, and ancient woodland. Red deer roam freely, Exmoor ponies graze the hilltops, and the night skies are among the darkest in England -- perfect for stargazing in the Exmoor International Dark Sky Reserve.
Local Amenities
Simonsbath itself has no shop, so it is worth stocking up before you arrive. The nearest village shops and post offices are in Exford, approximately 5 miles to the south-east, and in Lynton, approximately 10 miles to the north. Dulverton, around 12 miles south, has a wider range of independent shops, a butcher, a chemist, and the Exmoor National Park Visitor Centre. For supermarkets and high street shopping, Minehead is approximately 15 miles away, and South Molton is around 12 miles to the west.

Fantastic location, with footpaths and bridleways just outside the door and a beautiful cottage, which was very light, clean and delightfully presented. The Exmoor Forest Inn, just across the road, served delicious food and everyone was very friendly and welcoming. Can't wait to come back and stay again. Thank you.

The Stables at Birch Cleave, Simonsbath is a lovely stone cottage. It was clean and well decorated with comfortable beds and a lovely little spot outside to sit at the picnic table for meals etc. We found the location to be nice and peaceful and went for several walks in the area. Pip the owner has done a great job having the Stable renovated to a high standard. It was a wonderful place to escape to and we would love to book it again in the future.
