Charming independent villa surrounded by greenery, in a quiet and panoramic area, a few steps from the square of Perticara, a characteristic village at the foot of Monte Aquilone, 600 meters above sea level.
The house is located in a beautiful position, between the villages of Valmarecchia, the fortresses of Montefeltro and the sea of the Rimini Riviera. The famous Baths of Bagno di Romagna are around 30 minutes away by car.
For the summer, the nearest swimming pool is located less than 5 minutes by car (2.5 km.), At the 'Pian del Bosco' hotel restaurant.
The house has been recently renovated and is fully furnished and equipped: it is equipped with free WIFI, heating system, equipped kitchen, washing machine, balcony, large service rooms on the ground floor, outdoor parking space; it is surrounded by a large equipped garden, perfect for relaxing, playing or dining in front of beautiful sunsets.
The house consists of an apartment of about 80 square meters, on the first floor, with entrance, kitchen, living room, two double bedrooms, a bathroom.
The beds are 6, divided as follows:
2 in double bed, ('Azzurra' room)
2 in double bed, (room 'Rosa')
2 on sofa bed 'futon', (in the living room).
A baby bed and a high chair are available on request, free of charge.
On the ground floor, there is also a comfortable utility room, of the same surface (80sqm), which also includes a second bathroom.
The car can be parked for free along the street, in front of the house gate, or in a small public car park, behind the house.

The apartment is complete with all bed linen, towels and kitchen towels;
the linen is of refined quality and is provided for FREE.
For stays longer than 7 nights, extra spare linen is provided, FREE.
At guests' disposal, also beach towels and a small supply of drinks and consumables, FREE.
FINAL CLEANING is FREE and included in the price.
For stays of at least 7 nights, a strong DISCOUNT is automatically offered.
The price includes the rent of the ENTIRE PROPERTY, with all the services available and indicated in the advertisement.
The price refers to the house occupied by one to four people; for each additional person over four will be calculated 10 Euros per night; if it concerns children under the age of 14, 5 Euros will be discounted each for each night. The discount for children will be applied after booking.

Check-in and check-out times can be flexible, and will be agreed together, the day before arrival and departure.
The owner will welcome you on arrival and will be available by phone during your stay. Upon departure, you will be free to leave the house independently, within the agreed deadline for check-out.

Villa Bruna is a totally independent white house, located in the center of a large garden; externally, it has a pleasant rustic style, characterized by stone corners and wooden shutters.
The apartment is located on the first floor of the villa: it is very comfortable and tastefully decorated, in a classic and elegant way. It is accessed by a graceful external staircase; the interiors are very welcoming and bright; each room, furnished with antiques, is characterized by walls painted in a different color and decorated with graceful 'stencil' frames which, combined with attention to detail, create an elegant style and an atmosphere of times gone by.
The apartment consists of: a large furnished corridor; a fully equipped eat-in kitchen complete with dining table; a large living room, which includes a dining area (with a large table, six chairs and a display cabinet) and a living area (with a futon sofa bed, armchairs, coffee table and large stone fireplace); two double bedrooms (the 'blue' room, complete with wardrobe, bedside tables, chest of drawers, mirror, chair and support for suitcases, and the 'pink' room, complete with wardrobe, bookcase, display cabinet, mirror, chair and support for suitcases); a modern bathroom with window, suspended sanitary ware, shower box, hairdryer and courtesy set.

The service room on the ground floor consists of two communicating rooms: in the first, a comfortable rumpus room furnished with tables, chairs, sideboards and equipped with sink and refrigerator; in the second, a closet for garden equipment (and for any bikes and motorbikes), a bathroom (with sink, toilet, bidet and shower), washing machine and clothes rack.

The large garden around the house has a well-kept lawn and has a gazebo -with long wooden table and benches-, a barbecue, a lovely well, plants and fruit trees. Excellently arranged, with relaxation areas in the sun and in the shade, the garden offers a 360 degree view: from the bell tower of the small church that stands out over the village, with the top of Mount Aquilone behind, up to the Savio valley, which in the evening it is tinged with the suggestive colors of romantic sunsets. The lawn can comfortably accommodate chairs, tables, umbrellas, deck chairs and camp beds.
Garden equipment is available, free of charge.

In the village of Perticara there are a grocery store, a small general store, a pharmacy, two bars with newsagents and tobacconists, a pub and a rotisserie with traditional cuisine. Near the mine museum complex, you will find an excellent butchery, well stocked with other fresh and genuine food products (cheeses, milk, bread, jams ...)
The center of Novafeltria, with shops, boutiques and services of all kinds, is only 6 kilometers away.
In the surroundings of Perticara, reachable in a few minutes by car, there are numerous trattorias, pizzerias and some of the most renowned restaurants for their local cuisine specialties (mushrooms, truffles and the famous pit cheese): 'Pian del Bosco', 'Marchesi', 'Le due lanterne', 'La locanda dell'Ambra', 'L'Antenna', etc.
Its position makes it an excellent destination for any type of stay: in the quiet and familiar dimension of a small village surrounded by greenery, whose life flows with the slow rhythms of the past, you will find tourist attractions, naturalistic and cultural routes. In the surrounding area there are numerous opportunities to enjoy a fun-filled holiday, suitable for adults and families with children: the Sky Park in the pine forest of Monte Aquilone, the Mining Museum, the Pian del Bosco, Tanha and di Ponte Messa, the baths of Bagno di Romagna, the famous Roman theater of Plauto in Sarsina, with its rich summer season that every year attracts spectators from all over Italy.
The Riviera with its beaches and nightlife is only 40 kilometers away, and can be easily reached by taking the SS 98 in about 45 minutes.

Due to its position, Villa Bruna is an excellent starting point for visiting the country: its proximity to the E45 connects it easily in a north-east direction to Ravenna and in a south-west direction to Rome, crossing the most beautiful centers of the Umbria, Tuscany and the upper Valtiberina.
