💲 $110 per hour applies if you overstay without approval

🔑 Keys must be returned to the lockbox upon departure
⚠️ Failure to return keys will incur a management/replacement fee

Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee

Pets must not be left unattended inside

⚠️ UNAVAILABILITY
If the property becomes unavailable due to unforeseen circumstances (fire, storm, damage):
✔️ You will be notified immediately
✔️ We will attempt to arrange alternative accommodation

💰 If unsuccessful, a full refund will be issued
❗ No liability for additional accommodation costs

🚫 PARTIES & FUNCTIONS

❗ Breach will result in:

Immediate eviction (no refund)
Additional charges (cleaning, repairs, rubbish removal)

👮 We reserve the right to evict guests in breach of house rules

🔇 No disturbance to neighbors at any time
🌙 Noise must not be heard outside after 10:00 PM

🛏️ LINEN & TOWELS
✔️ Linen and towels are provided
📍 Please leave them in bedrooms/bathrooms upon departure

🏊 Pool properties include pool towels

💲 Charges apply for damaged or stained linen

🧹 Stays:

Over 1 week: Optional housekeeping (fee applies)
Over 2 weeks: Mandatory housekeeping (additional fee)

❗ Refusal = breach of house rules

📌 YOUR RESPONSIBILITIES
You are responsible for:
💥 Damage, breakages, theft, or loss
👥 Not exceeding approved occupancy
🔇 Maintaining acceptable noise levels

❗ Breaches may result in eviction without refund

🔑 Lost keys / lockouts:
💲 $100 call-out fee + replacement cost

🧹 BEFORE CHECK-OUT
Please ensure:
🥡 All food removed from fridge
🗑️ Rubbish placed in appropriate bins
🍽️ Dishes washed & dishwasher emptied
🔥 BBQ cleaned after use ($100 fee if not)

🚮 Excess rubbish must be removed (charges apply if left behind)

🛋️ Furniture returned to original position
🧼 Property left clean and tidy

🚫 STRICT RULES
🚭 No smoking ($400 penalty)
🚫 No illicit drugs or intoxicated individuals
🔧 Must allow access for repairs/services when required
