This is a great apartment. It is small but very clean. It has a shared kitchen on the 2nd floor right above the Subway restaurant. It is close to the Marina and the busy downtown. Many tours available nearby. Great 5 days here.
Very nice experience overall. A trip to the Azores is worth it anyway and staying at the casa das arcadas is a very good choice. I would go there anytime again.
This place was perfect for us. It was spacious on the second floor with fuse a cute little street surprisingly very quiet. The entire complex was two floors in total and we were one room of three on the second. The breakfast that came with our rental was so cute and perfect for us. It came with yogurt, croissant, bread, cold, cut, cheese, jam, options for coffee or chocolate milk or tea. The only thing that was missing was something with protein, which was fine because we bought eggs locally and boiled them in the shared kitchen. There is a pretty large sitting area for people to sit and have meals together communal style. It was pretty much quiet when we were there and occasionally saw three people.
We did not have an ocean view – but we weren’t expecting it either. Location was central and walkable to many places, including some great restaurants and the local market and a couple of parking lots within minutes of the Casa.
Good price for this location, room clean with basic kitchens utensils.
No parking place, car unable to drive into the street, fortunately a few minute walk there are some parking lots available for free.
Check-in is a problem, no onsite staff, said given front door passcode through WhatsApp, but i don't use WhatsApp at all. No where to contact, until i find their ad phone number for ocean travel. The guests after me had the same problem. If they can solve the check in problem will be much better feeling for guests. If they can tell the guests the parking spots normally available, some times just need wait a few minutes.
The room was amazing, very comfortable and spacious. Location was fantastic. The challenge was there was some noise during the night from some party people.

Very clean and great location. The bad thing was the stairs. If you have allot of luggage it can be difficult.
Wonderful service! I arrived quite early and they let me store my luggage and let me know when my room was ready. I needed a nap and a shower after traveling so long! Much appreciated

Nice location just off beaten track so not loud and walkable to all of town.
Cool little place with great details like arches and old beams. No view but that wasn't needed. Windows open for fresh air and sound of rain. Nice sized room but small shower and bathroom for Americans. Get used to it. Comfortable bed
Microwave and fridge and fileted water available and electric kettle in room.
We arrived very early in the morning and were granted access to the lounge area so that we could store our luggage until check in time. Additionally, since the prior guests left early, we were allowed to check in earlier than expected. This was wonderful for our tired bodies!
I had read prior reviews concerning termites, but, thankfully there were no insects of any kind in the facility during our 3day stay.
The location is very convenient to the old town of Ponta Delgada. If you need a taxi, there is a taxi stand half a block away.
The bed was comfortable. The linens were clean but worn. There is an AC unit for temperature control. The room was spartan in keeping with the low nightly tariff, but the lounge area has kitchen facilities, dishes, cookware, communal refrigerator, a water dispenser and ample seating
There is a bar across the street that is noisy on weekends.
We were thankful to have found this place on short notice as our previous host canceled three days before our arrival. Communication with this facility host was excellent. The staff were very accommodating.

Unsatisfying Quality/Price ratio
Not what we expected when we booked a hotel for 150€ per night:
To start with the positive things, the floors and rooms look nice because they are modernly furnished and it’s a cool old building. Checkin and contact with the staff also worked smoothly.
Unfortunately we did not really feel comfortable due to overall cleanliness (our breakfast dishes were improperly cleaned two days in a row with food remains on it, the toilet brush was completely dirty and the towels and bed sheets had stains). We also had a problem with the shower not getting hot the first two days, to which the staff reacted promptly after we mentioned it.
Our room also had a quite unpleasant moldy smell and some wet/moldy parts in the walls, which I understand is difficult to control in a humid climate and old building, but still does not contribute to general comfort.
The breakfast basket is a nice idea, but lacks variation after a few days and can’t be compared with an actual hotel breakfast.
Overall we felt the price is not justified for the place, which feels like an okay hostel.
The hotel is right in the city center, just one street from the sea, yet quite. The room was very spacious and comfy, the service perfect and we just loved the picnic basket breakfasts.

Comfortable room, very convenient location. However, even though I pointed out at check in that the bedroom curtain was not working, the person on the other side of a WhatsApp number, albeit quick to respond, was not able to have it repaired for the 3 nights I stayed there. Lesson learnt: no matter how good the property or the room may look, it’s not worth it to pay hotel rates when hotel services are not available. A similar issue would have been dealt with more easily had it happened in a hotel with personnel present at the premises.
Fantastic location,location,location on walking street with all kinds of shops, stores, coffee shops, restaurants and bars, walk to almost everything we walked an average of 8000 steps per day (74 and 77 years old). The only negative was the bathroom with slippery shower floor and sometimes bad smell.
We stayed for 10 nights and will definitely go back.
