While most guests experience a peaceful and relaxing stay, construction schedules on neighboring properties are outside of our control and may occur at times.

We do our best to ensure all amenities are available for guest enjoyment. Mountain & Outdoor Environment:
-This property is located in a wooded mountain environment rather than an urban setting. Guests should expect natural outdoor conditions including: Wildlife sightings, Uneven terrain and natural landscaping, Insects common to the Ozarks, and Seasonal weather changes. These natural characteristics do not qualify for refunds or discounts.

Seasonal Insects:
Homes in the Ozark region may experience seasonal insects, especially during fall months. Examples include: Asian lady beetles (often mistaken for ladybugs), Ticks, Mosquitoes, Other common woodland insects. Our homes receive regular professional pest control, but no pest service can eliminate insects completely in a wooded mountain environment. Guests may occasionally see insects inside or outside the home. This is normal for the region and does not qualify for refunds or compensation.
