Great place in an excellent location.
Please be aware that the business has two separate locations. If you booked it, I would recommend to contact the owner to confirm the exact location, as they are 15-20 minutes walk from each other. The owner or his representative Senior Umberto is a nice friendly man in a very respectful age. I would stay again, no doubt.
Bad experience and lack of support from hotels.com
The place isn’t what is shown on the details page . The folks who run the place pointed at hotels.com for it and hotels.com doesn’t really care or do anything about it . The couch in the unit we got has probably seen a lot of not so good times and all the staff has done is just cover it with a beach towel . The address they have specified on the listing is not the correct address and we had to take another taxi to the correct address after speaking with the staff
Hotels.com should also be held responsible for not caring that the details put up by the property managers is genuine or not . I got very poor service and an extremely hard time dealing with both sides . I immediately notified them upon checking in to the place that the listing is wrong . But instead , what I got was a one night fee if I wanted to vacate .
The only thing good is the location of this place .
From the beginning, reception was rude and confusing. The host tried to gaslight us about address issues and was cursing at us in Italian. Room had ok facilities but very dirty, milky white substance was found in the kettle and dust and bugs everywhere.

Très très difficile de communiquer pour l’arrivé. La dame qui nous a accueilli semblait dépassé par les arrivés multiples… très bien situé mais pas très propre. Nous avons dû laver la vaisselle avant de l’utiliser, salle de bain salle…

Posto gradevole, perfettamente ubicato, pulito e dotato dei servizi essenziali. Disponibilità per il check in e gentilezza all’accoglienza. Bellino il balconcino attrezzato con tavolino e sedie. Ottimo rapporto qualità/prezzo.
Helt supert overnattingssted, med perfekt beliggenhet. Rommene var fine og rene. Husk å sende melding på telefonnummer til utleier om når man skal komme! 10/10 kommer gjerne tilbake :-)

Dishonest people
Dishonest people. I reserved a “Classic quadruple room” with two beds and when I got there they give me a room with one bed. They told me that none of the rooms are with double bed (first lie). Also they told me that they do not know “Hotels. Com” and they cannot find my reservation (Second lie). After insisting they said that they will do me a “favor” and separate the bed into two twins. We went out and when we arrived late at night we found out that the air condition did not work. No way to find them as not one is at the premise. I sent them a message and two days later they change me into another room. This time I got the quad classic room with one Queen, and one full bed. So at the end of the day they did have a room with two beds. (Dishonest). Owner play the game that playing the fool to trick us. Not a pleasant experience!!
Small room but comfortable. Strategic location, 5 minutes walking from the underground station "Vittorio emanuele", or 10 minutes walking from the Colosseum
This is not a hotel - it's 4 small bedrooms with a shared kitchen only big enough for 1 person at a time.
No-one contacted us before we got to Rome to ask a check in time so we turned up @ 2.30pm @ the address & struggled to find the "hotel" eventually we found a tiny plaque with the name on it next to a locked door. Repeatedly rang the buzzer & called the phone number with no answer. I emailed & left a voicemail. We waited 2 hours in the 33degree heat before leaving to sit in a pizzeria a few streets away. Guy eventually called me from a different number & said he's be there in 5mins, after 15 he turned up. No apologies - said he didn't have my number but when he showed me the booking confirmation he had it was on there also I had repeatedly called him for 3 hours & left my number in the voicemail & email. If our flight had got us to Rome in the middle of the night this could have been a really bad situation we were lucky it was the daytime. Spoke to another guest whilst 5 of us waited to make a tea in the morning & they had the same problem with checking in the day before. We were about to book another hotel when he called as we thought it was all a scam by this point - wish we had despite how much it would have cost us as the apartment was not worth the wait. He also left no check out instructions - I did call him to ask but if course no answer. Rome is fantastic but this bloke ruined our first day.
Abbiamo prenotato una struttura per soggiornare a Roma all'ultimo minuto, peccato che quando ci siamo presentati all'indirizzo prestabilito la stanza non era idonea la nostro soggiorno, quindi con il proprietario della struttura abbiamo concordato per soggiornare in un altro luogo, peccato perché non ho mai riscontrato problemi del genere prenotando con Expedia
We were unexpectedly moved to a much less nice, noisier room for first of 3 nights with no price reduction. Room we booked was superb but very poor customer service during stay. Requested fan first night but told we were only there 1 night so did not matter. Falsely told that air conditioning of booked room could not be turned on till 6/1 per city law. We had friends in another Rome hotel at the same time who were able to use their air conditioning. Expressed concerns to manager but received no reply.
It was a bit upsetting when booking the hotel, got last minute notice the hotel was fully book but the owner of the hotel ( Umberto) was so kind and nice, he find another place to accommodate us in an apartment same price we paid.The apartment was cosy and nice very secured and safe and all close to the tourist area mostly walking distance. Nice place, I can recommend to my friends 👍😎
